Job Title : Revenue Manager – Short-Term Rentals (Multi-Property Portfolio)

Job Summary :
The Revenue Manager will oversee revenue optimization across a multi-property portfolio of
short-term rental units. The role focuses on maximizing occupancy, average daily rate (ADR),
and overall profitability through dynamic pricing, demand forecasting, and data-driven decision-
making. The position requires expertise in short-term rental platforms (Airbnb, Booking.com,
etc.), market intelligence, and technology-based revenue tools.
Key Responsibilities :
1. Revenue Strategy & Optimization
Develop and implement dynamic pricing strategies across all properties and channels.
Monitor market demand, competitor pricing, and booking pace to make real-time pricing
adjustments.
Forecast revenue and occupancy to support business planning and operational
decisions.
Create property-level revenue plans aligned with portfolio performance targets.
2. Channel &Distribution Management
Manage OTA listings (Airbnb, MMT, Booking.com, etc.) ensuring rate parity and
optimized visibility.
Oversee PMS, channel manager, and pricing automation tools.
Optimize channel mix to reduce OTA dependency and increase direct bookings.
Ensure accurate and attractive content, images, and descriptions across all platforms.
3. Performance Monitoring & Reporting
Track and analyze KPIs such as ADR, RevPAR, occupancy, and booking lead time.
Generate weekly and monthly revenue performance reports by property and region.
Identify underperforming units and recommend corrective pricing or marketing actions.
Benchmark portfolio performance against competitors and market trends.
4. Collaboration & Coordination
Work closely with Operations, Marketing, and Guest Experience teams to align pricing
with seasonal demand and promotions.
Support new property onboarding with pricing setup, positioning, and revenue
projections.
Provide regular insights to management on pricing trends and portfolio health.
Train team members on revenue tools, pricing logic, and market analysis.
5. Market & Demand Analysis
Use data tools to analyze market supply, demand, and rate trends.
Identify revenue opportunities in emerging markets or underperforming geographies.
Monitor special events, local market fluctuations, and competitor activities to adjust
pricing dynamically.
Qualifications :
Bachelor’s degree in Hospitality Management, Business, or a related field.
3–6 years of experience in revenue management within short-term rentals, hotels, or
vacation rental management.
Strong understanding of OTA platforms, channel managers, and dynamic pricing tools.
Advanced proficiency in Excel and familiarity with analytical tools (Tableau, Power BI,
etc.).
Excellent analytical, problem-solving, and communication skills.
Ability to manage multiple properties and markets simultaneously.
