Primary Purpose : The
Sourcing Manager / Associates
will be responsible for
bringing in direct clients
and
expanding the broker / channel partner network
to drive sales across luxury apartment, retail, and commercial projects in the MMR region. The role requires a deep local network, strong relationship-building skills, and a go- getter attitude to build and nurture a robust pipeline of both clients and CPs.
Key Activities (Critical activities of the job) :
Manager to lead and mentor a team of Sourcing Managers across site locations.
Set daily, weekly, and monthly sourcing KPIs aligned with project sales goals
Review team performance regularly and drive target achievement through structured planning
Source potential homebuyers and investors for ongoing mandate projects across Thane.
Build and manage a lead pipeline by tapping into investor circles, HNIs, and direct client sources
Track quality of leads being generated and converted by the sourcing team & pre-sales team.
Coordinate with on-site Sales team to drive walk-ins, presentations, and closures
Build strong referral networks and partnerships with HNI wealth managers, corporates, and local
influencers.
Act as a lead generator for the on-site sales team by driving qualified walk-ins and site visits.
Identify, approach, and onboard new channel partners, CP firms, and independent brokers across
Mumbai, Thane & Navi Mumbai.
Conduct CP onboarding sessions and share project briefings, commercials, and marketing
collaterals.
Strengthen relationships with IPCs and local brokers to ensure repeat site footfall and closures.
Regularly engage with the CP network through broker meets, events, site visits, and incentive
programs.
Track and evaluate CP performance, resolve partner queries, and drive continued engagement.
Ensure partners are well-informed on inventory, pricing, promotions, and project updates.
Maintain a live tracker of sourced clients and channel partners onboarded, along with conversion
metrics.
Share daily / weekly updates with the leadership team on sourcing pipeline, , CP activity, and
conversion ratios, and closures.
Monitor competition channel activity and share market insights.
Work closely with the Marketing and Sales teams for lead follow-ups and campaign inputs
Ensure real-time updates are shared with the CPs regarding pricing, inventory, and offers
Experience :
3-18 years in real estate sales, channel management, or client acquisition
Qualifications :
Graduate (any discipline)
MBA / PGDM in Sales, Marketing, or Real Estate (preferred)
Expected Competencies / Personality Attributes :
Strong channel partner network across MMR (especially Thane)
Proven experience in client sourcing and broker engagement for real estate
Excellent communication, negotiation, and interpersonal skills
Local market knowledge of residential, retail & commercial real estate
Self-starter with field sales DNA and high drive for targets
