Job Role :
Strategic Expansion Leadership
- Define and execute the organization's expansion strategy across target markets,
identifying high-value micro-markets for growth.
Oversee market research, competitive bench marking, and rental trend analysis toguide decision-making.
Develop multi-year expansion roadmaps in alignment with company vision andfinancial goals.
Business Development & Relationship Management
Build and maintain strategic relationships with landlords, developers, brokers, andchannel partners to secure priority access to prime properties.
Represent alt.f in high-level negotiations with property owners, investors, andexternal stakeholders.
Deal Structuring & Negotiation
Lead negotiations for LOIs, agreements, and financial terms in alignment with thecompany's financial models.
Evaluate and structure revenue-sharing or management contract arrangementswhere applicable.
Project Acquisition & Execution Oversight
Oversee parameter-based site selection, due diligence, legal documentation, andcompliance processes.
Collaborate with design, and project teams to finalize BOQs and ensure on-time,on-budget project delivery.
Operational Handover & Launch
Ensure seamless handover from acquisition to operations, coordinating withlandlords and internal teams to secure all required approvals and documentation.
Track and maintain accurate property databases, including registration, deposits, andcontract statuses.
Leadership & Team Development
Lead, mentor, and develop the expansion team, fostering a high-performance culture.Promote cross-departmental collaboration to ensure smooth execution of expansiongoals.
This role demands a strategic leader with deep market insight, exceptional

brand and operational excellence.
Requirements
Prerequisites for the Job Role :
Proven track record of leading large-scale office / retail leasing or expansion projectsStrong network and relationships with landlords, developers, and brokersExpertise in strategic market analysis and deal structuring (including revenuesharing / management contract models)
Exceptional communication, negotiation, and stakeholder management skillsAbility to lead cross-functional teams through complex transactionsPreferred : Strong exposure to Tier-1 Tier-2 city marketsSkills Required
