Key Responsibilities :

Site Selection & Identify and evaluate potential commercial properties for expansion based on market trends, business requirements, and strategic growth plans.

Conduct detailed site feasibility studies, including financial viability and risk assessments.

Commercial Lead negotiations for lease agreements, renewals, and other real estate contracts.

Work closely with legal and finance teams to ensure favorable terms and compliance.

Landlord Relationship Build and maintain strong relationships with landlords, brokers, and property consultants.

Manage escalations and ensure smooth coordination for lease obligations, payments, and other landlord requirements.

Real Estate Portfolio Oversee and optimize the existing real estate portfolio to ensure maximum efficiency and ROI.

Provide periodic reports on property performance and portfolio health.

Tenant Represent Smartworks in all property-related discussions with external stakeholders.

Ensure alignment of property strategies with overall business objectives.

Required Skills & Bachelors degree in Business Administration, Real Estate, or a related field (MBA preferred).

Minimum 5 years of experience in commercial real estate, preferably in site acquisition or leasing.

Strong negotiation and communication skills.

Excellent knowledge of real estate market dynamics in Gurgaon and Bangalore.

Proven experience in stakeholder and landlord relationship management.

High attention to detail, with strong analytical and financial acumen.
