About The Role
We are seeking a highly skilled legal professional to join our real estate due diligence team. The Legal Counsel will be responsible for conducting comprehensive legal and compliance checks on builders, brokers, and real estate projects to help our clients make informed property purchase decisions. This role requires deep knowledge of Indian real estate laws, RERA regulations, contract review, and property documentation verification.
Key Responsibilities
- Conduct in-depth title verification and due diligence of properties, including examination of ownership records, encumbrances, and revenue documents.
- Advise on project registration under the Real Estate (Regulation and Development) Act, 2016 (RERA).
- Coordinate with clients, developers, and authorities for execution and registration of property documents.
- Provide guidance on stamp duty and registration requirements under the Indian Stamp Act and relevant State Stamp Acts.
- Identify legal risks, discrepancies, disputes, and encumbrances, and prepare clear, client-friendly due diligence reports.
- Examine encumbrances, including mortgages, charges, easements, liens, and pending litigations.
- Draft, review, and finalize agreements, contracts, and legal notices arising from property-related transactions.
- Verify property ownership records, regulatory approvals, licenses, and compliance with applicable laws.
- Liaise with government authorities, regulatory bodies, and external legal partners to facilitate transactions and resolve compliance issues.
- Travel to different cities (as required) to conduct comprehensive on-site evaluations in line with local regulatory requirements.
Requirements
LL.B. or higher degree in Law from a recognized institution.3–7 years of relevant experience in real estate law, due diligence, or compliance.Strong understanding of Indian property laws, RERA, and contract law.Excellent research, drafting, and communication skills.Ability to work independently and manage multiple due diligence assignmentsSkills : due diligence,compliance,real estate,regulations,real estate due diligence
