Key Responsibilities :
Loan System Management
Validate loan data fields (e.g., borrower details, note rate, terms, amortization schedule, escrow balances, and ARM details).
Reconcile discrepancies between the LOS (Loan Origination System) and the servicing platform.
Ensure accurate setup of escrow accounts for taxes, insurance, and other impounds.
Manage system updates for investor, property, or borrower corrections.
Early Payment Default (EPD) & Early Payoff (EPA) Monitoring
Track and monitor EPD loans (typically those with missed first or early payments within the first 3–6 months of funding).
Conduct detailed EPD analysis to determine root causes and collaborate with QC, underwriting, or origination teams for resolution.
Prepare and submit investor-required EPD reports and maintain accurate EPD logs.
Track EPA loans (those paid off within 120–180 days of funding) to ensure accurate payoff posting and reporting.
Collaborate with Accounting and Secondary Marketing on potential EPD / EPA repurchases, curtailments, or indemnifications.
Maintain audit-ready documentation for all EPD / EPA cases and assist with financial reconciliation.
Servicing Operations & Investor Management
Process and reconcile borrower payments, escrow disbursements, and loan adjustments.
Manage investor and agency reporting (Fannie Mae, Freddie Mac, FHA, VA, USDA, Ginnie Mae, etc.).
Support investor remittances, portfolio reconciliations, and accounting tie-outs.
Process servicing transfers (boarding / deboarding) in coordination with subservicers and custodians.
Ensure compliance with investor, regulatory, and internal servicing requirements.
Resolve data or payment exceptions to prevent investor or custodial discrepancies.
Compliance & Quality Assurance
Ensure adherence to all regulatory guidelines including RESPA, TILA, HMDA, CFPB, and investor-specific servicing standards.
Maintain accurate and complete loan servicing files for internal and external audits.
Participate in internal quality control and compliance testing related to loan servicing.
Identify and escalate servicing risks or operational gaps to management.
Support annual agency audits and investor reviews.
Cross-Functional Collaboration
Coordinate with Secondary Marketing, Accounting, Compliance, and Quality Control to ensure accuracy of servicing data and investor performance metrics.
Partner with internal departments to resolve EPD / EPA issues and enhance servicing efficiency.
Provide analytical feedback and recommendations for servicing process improvements.
Qualifications : Education :
Bachelor’s degree in Finance, Accounting, Business, or related field preferred.
Equivalent work experience in mortgage servicing accepted.
Experience :
3–5 years of experience in
mortgage loan servicing
or
investor reporting .
Direct experience with
EPD / EPA monitoring
and
loan boarding
required.
Familiarity with
GSE and government agency guidelines
(Fannie Mae, Freddie Mac, FHA, VA, USDA).
Experience with servicing systems such as
MSP, LoanServ, FICS , or equivalent platforms.
Skills :
Strong analytical and problem-solving skills.
Advanced Excel skills for data tracking and reconciliation.
Detail-oriented with high accuracy in data entry and reporting.
Strong communication and documentation abilities.
Ability to work under tight deadlines in a fast-paced environment
