Position Overview
We are seeking a
Head – Business Development
to spearhead the acquisition and expansion of senior living and intergenerational housing communities across India. This leader will drive the
end-to-end real estate acquisition process —from identifying properties & land parcels even and conducting feasibility studies, to negotiations, deal structuring, and closure—while collaborating with leadership to shape long-term growth strategy.
Key Responsibilities
Property Identification & Acquisition
Identify and evaluate properties suitable for senior living and intergenerational housing.
Drive acquisitions via joint development or outright purchase, ensuring alignment with long-term goals.
Feasibility Studies & Due Diligence
Conduct financial and market viability studies.
Coordinate with internal teams and external consultants for accurate analysis.
Stakeholder Management & Negotiations
Lead negotiations with landlords, agents, and partners for favorable outcomes.
Build and maintain strong broker / developer networks for a reliable acquisition pipeline.
Legal & Compliance Oversight
Manage title diligence and regulatory compliance.
Oversee all due diligence, including environmental and zoning checks.
Deal Closure & Execution
Ensure smooth end-to-end transaction management, including documentation and agreements.
Take ownership of timelines, milestones, and project kick-offs.
Strategic Growth & Planning
Partner with leadership to develop business development strategies.
Support site planning, master planning, and onboarding for new projects.
Qualifications
Bachelor’s / Masters in any field, Real Estate, Business, Finance, or related fields preferred (MBA preferred).
Min 12+ years’ experience in real estate acquisitions / business development, ideally in senior living or residential / mixed-use.
Proven success in negotiating and closing real estate deals.
Strong broker and developer network.
Excellent communication, negotiation, and strategic planning skills.
Team leadership experience in a dynamic environment.
