Job Summary :
A skilled and detail-oriented Quantity Surveyor – Civil & Interior to manage quantity take-offs, cost control, billing, and material verification for hospital building projects. The candidate must have in-depth experience in civil and interior finishes, preferably within healthcare infrastructure, and should be capable of working independently with multiple vendors and consultants.
Key Responsibilities :
1. Quantity Take-offs & Estimation :
- Prepare accurate quantity take-offs for civil, architectural, and interior works based on GFC drawings.
- Develop and manage detailed BOQs in line with project specifications and industry standards .
- Support cost estimation and budgeting exercises during project planning and execution.
- Perform rate analysis for non-BOQ / extra items based on prevailing market rates or DSR norms.
2. Billing & Vendor Management :
Verify and certify vendor bills (RA and final bills) for civil and interior works based on actual on-site measurements.Maintain joint measurement records and ensure documentation aligns with scope of work and contract terms.Reconcile vendor billing with work progress, drawings, and material consumption.3. Material Verification & Reconciliation :
Verify civil / interior material deliveries on-site and check against approved brands / specifications.Maintain material consumption vs. delivery reconciliation reports.7. Coordination & Timeline Tracking :
Work closely with planning and execution teams to monitor timelines and track progress of interior / civil milestones.Support timely procurement and billing linked to milestone achievement.Required Skills :
NICMAR qualified with strong knowledge of hospital-grade civil & interior works (e.g., modular OT, medical-grade finishes, partitions, anti-bacterial coatings)Hands-on experience in vendor billing, site measurements, rate analysis, and material verificationProficient in MS Excel, AutoCAD; experience with QS tools like Candy, CostX is a plusKnowledge of hospital standards (NABH, JCI) and related civil / interior compliance requirementsPreferred Experience :

MEP Quantity Surveyor with 8–10 years of experience in healthcare projects. The ideal candidate will be responsible for the commercial and cost management of MEP packages with a strong focus on billing verification, BOQ vetting, and cost escalation analysis. The role requires a solid understanding of HVAC, electrical (low & high side) works, PHE, FPS, MGPS and ELV systems such as BMS, Nurse Call, FA, PA, CCTV, and Access Control.
Key Responsibilities :
Verify contractor and vendor bills against actual work progress, drawings, and site conditions.Review and vet BOQs submitted by consultants or contractors to ensure accuracy and completeness.Conduct detailed rate analysis and support tendering with cost comparisons and justification.Analyze cost escalations and market fluctuations; recommend corrective actions orre-negotiations.Monitor and control project budgets and ensure alignment with approved financial plans.Track material consumption and reconciliation against BOQ quantities.Assess variations, change orders, and claims; validate with proper documentation and site verification.Ensure cost control and value engineering across all MEP systems throughout the project lifecycle.Coordinate closely with planning, procurement, site execution, and design teams for seamless cost monitoring.Technical Expertise :
NICMAR Qualified with strong domain knowledge in HVAC, Electrical (Hi-side & Low side works), PHE , Fire Fighting systems and ELV services relevant to hospital infrastructure.Experience with systems like BMS, MGPS and Nurse Call SystemFamiliar with IS codes, NBC, and other relevant standards in healthcare projects.Working knowledge of contracts, vendor agreements, and cost estimation tools.Desired Profile :
BE / B.Tech in Mechanical or Electrical Engineering from reputed college andCertification in Quantity Surveying or Construction Cost Management is a must.Proficiency in MS Excel, AutoCAD, and QS software tools.Strong analytical, commercial, and negotiation skills.
