About the Role
We are seeking an experienced and result-oriented Category Manager – Retail Leasing (Entertainment & Leisure) to lead leasing strategy and closures for a 1million sq. ft. retail program in Thane . The role requires a market-savvy professional with a proven track record in driving retail leasing, negotiating complex deals, and building long-term relationships with brands, brokers, and channel partners.
The ideal candidate will bring strong business acumen, exceptional negotiation skills, and deep category knowledge of entertainment, multiplex, gaming, and edutainment formats.
Key Responsibilities
1. Business Development & Category Leasing
- Identify and onboard leading brands across the Entertainment & Leisure category.
- Develop and execute a 90-day go-to-market plan covering brand targeting, broker strategy, and pop-up pipelines.
- Drive brand mix optimization aligned with the overall retail vision.
2. Lease Negotiation & Closures
Lead end-to-end leasing negotiations including commercials, frontage, VM, and signage.Coordinate with Legal, Finance, and Design teams for approvals and documentation.Ensure timely LOI and ATL closures to meet revenue targets.3. Market & Competitor Intelligence
Continuously track market trends, rent benchmarks, and emerging retail developments across Thane & Mumbai.Prepare and maintain updated competitive analysis and category intelligence reports.4. Stakeholder Management
Collaborate with internal teams — Design, Projects, Legal, and Facilities — to ensure smooth tenant onboarding.Maintain robust relationships with brokers, franchise partners, and brand representatives.5. Reporting & Pipeline Management
Maintain accurate dashboards of tours, LOIs, and closures.Provide regular progress reports to the Head of Leasing and senior management.Key Performance Indicators (KPIs)
Category lease closure rate & achievement of revenue targets.Number of new brand relationships onboarded per quarter.Turnaround time from LOI to ATL.Accuracy of market intelligence reports.Stakeholder satisfaction and deal conversion ratios.Candidate Profile
Experience : 7–12 years in retail leasing, category management, or business development.Preferred Exposure : Leasing of multiplex, gaming, edutainment, and other capex-heavy retail categories.Education : Bachelor’s degree in Business, Real Estate, or related field (MBA preferred).Skills :Strong negotiation and closing skills.Excellent communication and stakeholder management.Deep understanding of retail brand dynamics and leasing structures.Analytical mindset with commercial acumen.Ability to thrive in a fast-paced, target-driven environment.Why Join Us
