Job descriptionCoordinate and effectively contribute to title searches, property due diligence, and legal opinion processes through internal and external legal teams. Scrutinize land and property records including 7 / 12 extracts, mutation entries, RTCs, khata extracts, and encumbrance certificates. Maintain updated records of title documentation and legal clearances. Ensure compliance with applicable real estate laws, municipal regulations, stamp duty, registration laws, and contractual obligations. Provide support in obtaining RERA registration and managing ongoing compliance requirements. Coordinate with internal departments and external consultants for compliance documentation and regulatory approvals. Work closely with the Sales, Projects, CRM, and Finance teams to provide timely legal inputs and documentation support. Address internal queries and support closure of commercial transactions and customer-related documentation. Handle execution and registration of agreements at sub-registrar offices. Maintain a central repository of legal documents—both physical and digital—with proper tracking systems for renewals and obligations. LLB from a recognized university; additional certifications in real estate law or contract management is a plus. 5–8 years of relevant experience in non-litigation legal work in the real estate or infrastructure sector. Strong understanding of property laws, real estate regulations, due diligence, and RERA. Experience in handling property documentation and title due diligence. Good drafting, negotiation, and communication skills. Proficient in MS Office and document management tools Fluency in both Marathi and English.
Job Purpose :
We are looking for a Legal professional with strong Real Estate experience to support our legal function in managing due diligences, property documentation, compliance, contracts, and advisory services throughout Maharashtra and the MMRDA region in particular. The ideal candidate should have a sound understanding of real estate laws, regulatory frameworks, real estate transaction structuring, due diligence processes, debt documentation and RERA compliance. The ideal candidate would be expected to work in a fast-paced, transaction-driven environment.
Key Responsibilities :
Legal Documentation & Contract Management :
- Draft, vet, and review legal documents including sale agreements, development agreements, lease deeds, leave and license agreements, MoUs, NDAs, vendor contracts, etc.
- Prepare and review templates of customer agreements, ensuring compliance with applicable laws including RERA.
- Ensure completeness, accuracy, and legal compliance in documentation related to land acquisition, joint ventures, and project development.
- Review all debt related documents from a real estate perspective including mortgage deeds, debenture trust deeds, loan documentation, hypothecation deeds etc..
