We are seeking experienced commercial real estate sales / leasing professionals to join our Tenant Representation Business . In this role, you will provide advisory services to enterprise clients and support solutions related to office and allied services. The ideal candidate has a history of high performance and the drive to build strong client relationships and secure new business.
Roles and Responsibilities
- Client Advisory & Transaction Management :
- Implement real estate plans by understanding the client's strategic real estate goals.
- Assist with project initiation, scope definition, and prioritization of assignments.
- Act as a tenant agent and effectively negotiate the business terms and conditions for a wide variety of commercial real estate products.
- Negotiate sales, leases, and lease amendments, and monitor lease expirations and renewals.
- Locate and acquire new properties and dispose of surplus properties to meet client requirements.
- Resolve landlord-tenant issues / disputes as needed.
- Analysis & Documentation :
- Draft and create a variety of analyses and relevant documents, including market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, and letters of intent .
- Review, analyze, and interpret financial analyses, including book and cash flow projections, NPV (net present value), and / or IRR (internal rate of return) to help clients make informed decisions.
- Coordination & Reporting :
- Coordinate the selection of field brokers and other required resources.
- Work closely with the firm's and / or clients' Lease Administration, Project Management, Facility Management, and Finance / Accounting teams to ensure integration between service lines.
- Monitor and maintain a real estate project tracking system to ensure timely transaction completion.
- Prepare reports and presentations for relevant parties.
- Create MIS for local business development and track competition, supply, and market intelligence.
- Compliance & Quality Assurance :
- Adhere to all state real estate agency requirements .
- Ensure compliance with corporate policies related to identifying and mitigating potential conflicts of interest.
- Be responsible for the quality and data of overviews, RFPs, templates, and case studies for internal use and client presentations.
