Onni Group is seeking a highly organized, detail-oriented, and results-driven Property Accounting Manager to oversee the financial operations of a diverse property portfolio. This role leads a team of Property Administrators and plays a key part in ensuring accuracy, compliance, and efficiency across property-level accounting, tenant management, and financial reporting.
The ideal candidate will have a strong background in property accounting, lease administration, and Yardi systems , coupled with proven leadership and team management skills . You will be responsible for guiding a high-performing team, fostering accountability, and collaborating closely with senior management across accounting and property operations.
Key Responsibilities
Financial Operations & Accounting
- Oversee and review rent roll processing , ensuring accurate posting of all A / R adjustments including write-offs, reversals, and additional billings (e.g., parking, storage, chargebacks).
- Reconcile bank activity on a daily, weekly, and monthly basis.
- Perform month-end A / R and GL closing procedures and ensure timely, accurate reporting.
- Review and process monthly strata fees and mortgage payments across residential and commercial portfolios.
Lease Administration
Abstract new and amended commercial leases into accounting software with precision and completeness.Interpret lease terms to process move-ins, move-outs, rent adjustments, and renewals .Maintain accurate tenant records, including security deposits, rent roll adjustments, and billing histories .Accounts Payable & Receivable Support
Review invoices entered in accounting software and assist property managers in resolving A / P issues.Collaborate with accounting teams to ensure accurate coding, documentation, and payment processing.Support annual CAM / Tax recoveries and budget preparation in partnership with Property Accountants.Leadership & Team Management
Lead, mentor, and develop a team of 3 Property Administrators , promoting a culture of excellence, accountability, and continuous improvement.Provide training, guidance, and support to ensure professional growth and technical competency within the team.Collaborate with the VP of Accounting, Controller, and Property Management leadership on rent roll reviews and tenant-related financial adjustments.Drive consistency, accuracy, and adherence to internal financial controls and reporting standards .Qualifications
Bachelor’s degree in Accounting, Finance, or a related field .10+ years of experience in property accounting, general ledger management, or accounts receivable , preferably within the real estate, construction, or property management industry.Demonstrated leadership experience managing and mentoring accounting or administrative teams.Proficiency in Yardi and / or Acumatica software preferred.Strong understanding of lease accounting, reconciliations, and tenant financial administration .Familiarity with both Canadian and U.S. accounting processes is an asset.Excellent communication, analytical, and interpersonal skills .High attention to detail with the ability to manage multiple priorities in a fast-paced environment.
