We are looking for a Business Development Manager with 2-6 years of real estate experience, based in Mumbai, to drive sourcing and deal negotiations.
Key Responsibilities :
- Identify and source land, redevelopment, JD-JV, and SRA opportunities for investment and development.
- Compute Floor Space Index (FSI), fungible FSI, Transfer of Development Rights (TDR), and interpret Development Control and Promotion Regulations (DCPR / DCR).
- Prepare detailed profitability statements, financial models, and cash flow projections.
- Conduct financial feasibility studies including Net Present Value (NPV), Internal Rate of Return (IRR), and sensitivity analysis.
- Manage deal structuring and negotiations, covering outright purchase, JD, JV, and revenue-sharing models.
- Coordinate due diligence processes, including RERA compliance, legal approvals, and other necessary documentation.
- Provide market intelligence related to pricing, absorption rates, and competitor launches to guide decision-making.
- Develop and maintain strong relationships with brokers, landowners, and key stakeholders to source opportunities.
- Monitor key performance indicators (KPIs) such as value and conversion of the deal pipeline, accuracy of financial assumptions, and timely deal closures.
