Technical Operations & Maintenance :
- Oversee daily operations and ensure delivery of all technical services as per client requirements
- Manage all electromechanical operations , repairs, and maintenance activities
- Supervise building systems including fire / life safety, MEP systems , and critical utilities
- Ensure all planned preventive maintenance (PPM) is executed on time
- Suggest and implement improvements to the preventive maintenance program
- Conduct regular inspections of MEP equipment and make required operational adjustments
- Coordinate with contractors, engineers, and tenants for smooth technical operations
- Maintain and administer inventory control programs for parts and consumables
Asset & Documentation Management :
Ensure accurate documentation of all assets and maintain trackersTrack assets under Defect Liability Period (DLP) and AMC / CAMCManage as-built drawings and transition documentationConduct risk / root-cause analysis for system failures and ensure corrective / preventive action plansTeam & Vendor Management :
Recruit, train, and manage shift engineers and maintenance staffEnsure timely renewal of vendor agreements , quotation reviews, invoice submission, and payment follow-upsMonitor and ensure compliance of all vendors with SLAs and KPIsMaintain excellent service levels and performance indicator scoresFinancial Management & Reporting :
Play a key role in managing engineering operational accounts and budgetingEnsure timely preparation and submission of client-approved cost sheets to JLL officeFollow up for invoice generation and submission to client; ensure follow-up for payment realizationOversee proper sign-offs for attendance and ensure completeness for billingSubmit all required reports (DMR, MMR) and ensure compliance with internal reporting protocolsSafety, Compliance & Risk Mitigation :
Enforce and ensure compliance with safety procedures, codes, and regulationsFacilitate services under the safety-first principle : 'No Safety, No Work'Conduct and participate in evacuation drills and support emergency response plansWork on mitigation of inherent risks by assessing building operations regularlyCoordination & Communication :
Work closely with regional and head office teams ( RO / HO / SME / Training ) for report closures and auditsEnsure all stakeholders are updated and aligned through effective communicationQualifications :
Degree / Diploma in Electrical, Mechanical, Civil, or Marine Engineering8 to 12 years of experience in Facilities Management in sectors like Real Estate, Malls, Hotels, Construction , or Residential PropertiesStrong understanding of technical operations , asset management , and compliance requirementsExcellent communication , analytical , and problem-solving skillsHands-on experience with service delivery , vendor coordination , and budget managementSkills Required
