ROLE PURPOSE

To support the land acquisition team in screening, analysing, and tracking real estate transactions from lead stage to decision stage, with strong focus on development potential, underwriting accuracy, regulatory diligence, and management-note preparation.

KEY RESPONSIBILITIES

• Evaluate land, redevelopment, JV/JDA, DM, and plotted development opportunities from first cut to management recommendation.

• Prepare detailed area and yield workings covering plot area, deductions, FSI/TDR/premium FSI, ancillary areas, parking, amenities, carpet, built-up, and saleable area assumptions.

• Build and update financial models covering land cost, deal structure, approval costs, construction cost, revenue, taxes, cash flows, sensitivities, margin, and IRR.

• Review title, sanction, DP, zoning, road width, access, reservation, TOD / IT-ITES / local regulation applicability, and other diligence inputs with internal and external teams.

• Prepare Go / No-Go notes, transaction snapshots, risk registers, assumption trackers, meeting notes, and board / management discussion material.

• Coordinate with Sales, Design, Liaison, Legal, Finance, Records, consultants, brokers, and landowners to close data gaps and move transactions forward.

CANDIDATE PROFILE

• Background in Civil Engineering, Architecture, Planning, Commerce, Finance, Real Estate, or Management; MBA / PGDM / Masters preferred but not mandatory.

• Strong comfort with Excel, financial modelling, area statements, document structuring, and transaction analysis in residential / commercial / redevelopment projects.

• Ability to spot data gaps, challenge weak assumptions, maintain version discipline, and work accurately under fast deal timelines.

• Clear written communication, structured thinking, and confidence in converting scattered inputs into clean, decision-ready outputs.

TOOLS / SUCCESS MEASURES

• Strong Excel and PowerPoint are mandatory; working familiarity with Google Earth / GIS, AutoCAD / drawings, and document trackers is desirable.

• Success will be measured by quality of underwriting.
