Role Overview
As a Facility Manager, you will be responsible for the smooth functioning, upkeep, and maintenance of multiple co-living properties in Mumbai. The role demands strong execution skills, vendor management, adherence to compliance & safety standards, and ensuring facilities are always resident-ready. You will also support property launches and expansions by driving fit-outs and operational readiness.
Key Responsibility Areas (KRAs)
1. Property Launch & Expansion
- Coordinate with Business Development & Projects team during property handovers.
- Supervise fit-outs, utilities setup, and vendor alignment during pre-launch phases.
- Prepare facility checklists and ensure all assets & systems are functional before opening.
2. Facility Operations & Maintenance
Oversee day-to-day facility operations, including electrical, plumbing, housekeeping, and security.Track and resolve complaints / issues raised by residents or staff.Monitor utilities (electricity, water, gas) and ensure timely bill payments.Maintain asset registers, inventory control, and preventive maintenance schedules.Conduct daily property inspections and audits for hygiene, safety, and upkeep.3. Vendor & AMC Management
Manage vendor contracts for housekeeping, pest control, WiFi, DG sets, fire safety, etc.Conduct vendor compliance checks, rate negotiations, and performance reviews.Validate invoices and track service-level adherence.4. Safety & Compliance
Ensure fire safety compliance, readiness, and drill execution.Monitor security protocols including CCTV, guards, and visitor entries.Drive SOP adherence for police verification of tenants & staff.Maintain proper incident reporting, Lost & Found logs, and compliance documentation.5. Financial & Reporting
Track petty cash and property-level facility expenses.Support in cost optimization initiatives (utilities, maintenance, AMC contracts).Prepare and submit facility maintenance reports on a weekly / monthly basis.6. People & Team Management
Supervise and allocate daily tasks to property-level staff (maintenance, security, housekeeping).Ensure grooming, punctuality, and adherence to schedules.Coordinate with HR for staff onboarding, attendance, and training.Motivate and guide teams to deliver consistent facility standards.Who You Are
5–8 years of experience in Facility Management / Operations, preferably in Co-living, Hospitality, or Real Estate setups.Proven track record in managing multi-property facilities.Strong in vendor management, preventive maintenance, and compliance control.Ability to work in high-growth, dynamic environments with tight timelines.Excellent problem-solving, communication, and stakeholder management skills.What You’ll Get
