About the Role :
The Contracts Manager will be responsible for managing the entire contract lifecycle for commercial construction projects from tender review to final settlement. The role involves risk assessment, contractor evaluation, negotiation, compliance monitoring, and ensuring contractual integrity throughout project execution.
Key Responsibilities (KRAs) :
- Review tender documents and provide detailed comments and risk assessment to the client.
- Prepare and finalize tender documents for various work packages and ensure technical and commercial accuracy.
- Shortlist and evaluate contractors based on qualifications, experience, and financial stability; coordinate client meetings for final selection.
- Conduct technical and financial analysis of tenders and provide recommendations for award of contracts.
- Review material rates, Bill of Quantities (BOQ), and work orders in coordination with the Quantity Surveying (QS) team.
- Ensure all contractual documentation complies with internal standards and legal requirements.
- Review and validate bank guarantees and other contractual securities from contractors.
- Conduct monthly review meetings with contractors to ensure compliance with labour laws and safety regulations.
- Maintain and update variation order logs, advising the client on potential cost and time impacts.
- Review and certify interim and final bills in coordination with QS, ensuring accuracy and compliance.
- Prepare monthly reports on contract performance, billing status, and key issues.
- Attend weekly progress meetings with contractors and clients, highlighting key contractual matters.
- Issue correspondence to contractors regarding non-compliance, delays, or contractual deviations.
- Advise clients on contractual obligations, claims, and dispute resolution matters.
- Ensure timely closure of contracts, including issuance of no-dues and completion certificates.
Required Skillsets :
In-depth understanding of contract law, FIDIC conditions, and construction contract management.Strong analytical and negotiation skills for handling complex commercial and contractual issues.Proven expertise in tendering, bid evaluation, and claims management.Proficiency in MS Office, ERP systems, and contract management software.Excellent knowledge of project cost control, billing, and estimation.Strong interpersonal, coordination, and communication skills for stakeholder management.Ability to identify risks and recommend mitigation strategies proactively.Experience in large-scale commercial or infrastructure projects is mandatory.Leadership qualities to manage cross-functional teams and ensure compliance across project stages.(ref : iimjobs.com)
