Residential Maintenance Manager oversees all upkeep, repairs, and installations in apartment buildings or housing complexes, managing staff, vendors, budgets, and preventative maintenance to ensure safe, functional, and attractive living spaces, handling everything from plumbing / electrical to tenant requests and regulatory compliance, blending technical know-how with leadership and financial planning.

Core Responsibilities

Team Leadership : Hire, train, schedule, and supervise maintenance staff (technicians, cleaners, groundskeepers).

Operations Management : Plan and execute repairs, installations, and preventive maintenance for electrical, plumbing, HVAC, and building structures.

Vendor & Contractor Management : Source, negotiate with, and manage external service providers for larger jobs.

Budget & Inventory : Develop budgets, track expenses, control costs, and manage supplies / equipment inventory.

Inspections & Compliance : Conduct regular property inspections, identify issues, and ensure adherence to safety, health, and legal standards.

Tenant Relations : Respond to service requests, handle emergencies, and ensure minimal disruption to residents.

Requirements
