Job Description :
1. Market Research & Scouting
- Conduct thorough market research to identify high-potential geographies and trade areas for retail expansion.
- Scout and evaluate prospective retail properties based on footfall, catchment demographics, competition mapping, and accessibility.
- Maintain a pipeline of potential properties aligned with the company’s growth strategy.
- Track new developments, upcoming malls, high streets, and commercial complexes relevant to retail expansion.
2. Property Evaluation & Feasibility
Assess properties on key metrics : visibility, size, frontage, rental cost, and customer accessibility.Conduct site surveys, trade area studies, and competitor benchmarking.Prepare feasibility reports, business cases for each shortlisted property.Collaborate with expansion, category and branding teams to evaluate property suitability and site executional work.3. Negotiation & Acquisition
Lead & collaborate to ensure end-to-end negotiations with landlords, developers, brokers, and real estate partners.Negotiate commercial terms including rent, deposit, lock-in, revenue share (if applicable), and other contractual clauses.Ensure cost optimization while securing prime locations for retail presence.Build and maintain strong relationships with landlords, property consultants, and developers for ongoing collaboration.4. Documentation & Signing
Coordinate with the legal team for drafting and vetting Letters of Intent (LOI), lease deeds, and other contractual documents.Ensure all documentation complies with company standards and local regulatory requirements.Drive timely closure of agreements to ensure smooth handover of properties for fit-outs.5. Stakeholder Collaboration
Work closely with operations, projects, design, and finance teams to align property acquisition with business requirements.Present property proposals, feasibility analysis, and financial implications to senior management for approval.Act as a liaison between landlords and internal teams during pre-opening activities.6. Reporting & MIS
Maintain accurate and updated MIS on scouting pipeline, deal status, and expansion progress.Track and report KPIs such as average rent per sq. ft., turnaround time from scouting to signing, and % of deals closed vs scouted.Provide regular updates to senior leadership on expansion pipeline and performance.Required Skill Sets :
Strong knowledge of retail real estate market dynamics.Excellent negotiation, persuasion, and deal-closing skills.Ability to analyze data, assess trade areas, and prepare feasibility studies.Strong networking with landlords, developers, IPCs (International Property Consultants), and brokers.Cross-functional collaboration and stakeholder management.High ownership, result orientation, and ability to work in a fast-paced environment.Qualifications & Requirements :
At least 1-2 yrs of experience of working in Retail vertical or have managed business - cum- operations of retail storesOverall 3-4 yrs of professional experienceShould be open to travel to other cities and same city (completely field job - At least 4 days on field)Should have his own bike for daily travel / commute.Graduation
