Springbord is seeking a highly analytical and detail-oriented Acquisitions Aggregator to drive the front end of our commercial real estate investment pipeline. This is a critical, non-clerical role responsible for identifying off-market, value-add industrial and flex properties.
This position is not a data-entry job; it is a specialized analytical role. Your exceptional logical thinking, pattern recognition, and structured decision-making will directly impact the quality and velocity of our investment opportunities. All work is subject to in-depth review, and accuracy is paramount.

Key Responsibilities & Deliverables
Property & Ownership Identification (The Core Task)
Sourcing : Systematically utilize saved searches within CoStar to identify properties matching strict industrial, flex, and retail criteria (Class B / C, size, tenancy, age).
Structured Vetting : Apply the criteria matrix to qualify opportunities based on property characteristics (e.g., clear height, office percentage, multi-tenant structure) and eliminate those with "fatal flaws" (e.g., built pre-1970, single-tenant risk).
Ownership Profiling : Execute the ownership research protocol using CoStar, Bizapedia, County GIS Mapping, and Secretary of State (SOS) databases to definitively identify the true, non-institutional owner / principal (e.g., family trusts, small partnerships).
Process Discipline : Ensure full saved searches are completed, and immediately remove all reviewed properties (qualified or disqualified) from the search results to prevent duplication and maximize efficiency.
Reporting & Escalation
Accurate Reporting : Cleanly and accurately enter all vetted property and owner contact information into the required Excel database.
Documentation : Achieve 100% contact completeness or provide a fully documented justification detailing the reason for any missing contact information.
Escalation Protocol (1 : 3 : 1) : Approach complex issues or unclear cases using the structured 1 Question : 3 Possible Solutions : 1 Recommended Solution format for efficient review.
Required Skills & Competencies (Non-Negotiable)
Exceptional Logical Thinking (Top Requirement) : Demonstrated ability to maintain consistent, rational, and defensible thinking when applying complex criteria. Must avoid pattern recognition failures and major lapses in judgment (e.g., mistaking one owner for two, or including properties with documented "properties to avoid" red flags).
Extreme Attention to Detail : Zero tolerance for sloppy mistakes or missed red flags (e.g., identifying institutional ownership signals like Delaware LLCs or corporate registered agents). Ability to discern when to escalate research to GIS Mapping or other deeper sources.
Structured Decision-Making : Strong ability to follow a provided, multi-step research protocol precisely and consistently.
