Job description

Key Responsibilities :

 Scout potential business opportunities for land transactions, joint venture (JV) / joint development agreement (JDA) structures, and project funding for stressed projects.

 Perform feasibility studies through site evaluation and financial analysis.

 Prepare feasibilities, and connect with potential developers. Conduct technical and legal due diligence of potential proposals.

 Network with developers and landowners for mergers, acquisitions, and structured deals.

 Monitor market activities, including property deals, pricing, value, and trends.

 Network with independent property consultants (IPCs) and channel partners to create a pipeline of databases.

 Monitor changes in laws and regulations related to Development Control Regulations (DCRs). Other Scope :

 Determine minimum cost required until obtaining permissions such as Intimation of Disapproval (IOD), Commencement Certificate (CC), and Full Occupancy Certificate (FOC) to present project dynamics from a developer’s perspective.

 Conduct due diligence of property documents for clear marketable title and cross-verify online mediums.

 Understand landowner expectations and structure JV / JDA terms or Development Management Fee (DMF) model alternatively.

 Evaluate proposals as per various schemes of Development Control and Promotion Regulations (DCPR) and provide a comparative statement for management decisions.
