JOB TITLE : [KOREANS ONLY] PROJECT MANAGER IN INDIA
POSITION DESCRIPTION :
The Project Manager (PM) will act as the overall leader and central point of accountability for the PMC team. The PM is responsible for the successful planning, execution, and oversight of all project management and construction management activities throughout the project lifecycle from design coordination and construction oversight to final handover and operations transition. The PM must ensure the delivery of the project in compliance with contractual obligations, quality standards, schedule milestones, and budget constraints, while coordinating among stakeholders, contractors, consultants, and client representatives.
WORK LOCATION :
A specific project / site has not yet been finalized. Samsung C&T is building a pool of manpower that can be deployed to major PMC projects in India. Shortlisted candidates will be contacted upon project commencement and site assignment.
ROLES AND RESPONSIBILIITES :
Project Oversight & Execution
Lead and supervise the implementation of the full Project Management Plan (PMP), including cost, schedule, risk, procurement, stakeholder, and communication management.
Develop, Implement, and rigorously manage a comprehensive Project Quality Plan specifically tailored to the exacting standards of the particular project. This includes establishing clear quality benchmarks and procedures for all construction activities, materials, finishes, and installations, often exceeding basic code requirements.
Provide oversight for the master project schedule and key milestones, ensuring alignment with all construction, procurement, testing, and handover activities.
Conduct systematic, stage-wise quality inspection for the following but not limited to foundation, Structural elements, MEP rough-in, Façade installation, interior finished, Landscaping.
Review and approve contractor's Quality Control Plans, Inspection & Test Plans (ITPs), and method statements.
Manage the Non-Conformance Reporting (NCR) process, ensuring timely Identification, Documentation, Root cause analysis and effective rectification of all defects and deviations
Oversee pre-commissioning, commissioning, and performance testing for all building systems (HVAC, electrical, plumbing, smart home, security, vertical transportation etc.)
Stakeholder Management & Communication
Act as the primary liaison between the client, contractors, consultants, local authorities, and utility providers.
Facilitate regular stakeholder meetings, issue resolution, and ensure efficient communication across all parties.
Manage expectations and align interests of various internal and external stakeholders, including authorities .
Risk, Compliance & Change Management
Oversee implementation of the Risk Management Plan, continuously identifying, assessing, and monitoring construction phase risks.
Ensure compliance with the country’s building codes, international standards, and environmental and safety regulations.
Implement and strictly enforce a robust, auditable change management system to control all variations to the approved project scope, schedule, and budget during construction. This include; Formal change identification, Detailed Impact assessment (cost, time, quality), Preparation of change orders, Negotiation with contractors, Obtaining formal client approvals before execution.
Contract & Commercial Management
Work closely with the procurement manager to ensureproper administration of all project contracts, evaluation of contractor performance, and proper management of claims, variation orders, and dispute resolution processes.
This includes; Management of all contractual correspondence, Interpreting contract clauses, Assessing contractor performance against contractual obligation, Managing bonds and guarantees, Ensuring adherence to contractual terms and conditions throughout the construction Lifecyle and Managing any penalties or bonuses related to contractual performance
Closeout & Transition
Oversee and certify the achievement of these critical contractual milestones, initiating relevant warranty periods and operational handovers.
Manage the entire defects liability period, overseeing the logging, verification, and timely rectification of all punch-list items and latent defects by the contractors to ensure the luxury quality is maintained.
Negotiate and settle all final accounts with contractors and suppliers, ensuring all outstanding payments, retentions, and closeout conditions are fully met.
Facilitate a structured post-completion review to evaluate project performance against objectives, identify successes and areas for improvement, and capture valuable lessons learned for future projects, particularly regarding complex mixeduse and integrated transport elements.
REQUIRED QUALIFICATIONS :
Minimum of 15 years’ experience in the construction industry, including at least 10 years in leadership roles on large-scale mixeduse, infrastructure, or high-rise development projects, born from 1964 and above.
Fluency in both English and Korean is mandatory, with strong verbal and written communication skills in both languages.
Willingness to relocate to the project location for the duration of the contract.
Proven experience on PMCM (Project Management & Construction Management) assignments with international standards and multidisciplinary coordination.
Bachelor’s degree in civil engineering, Construction Management, Architecture, or a related field. Master’s degree or PMP certification is a strong advantage.
Advanced proficiency in Primavera P6, MS Project / MS Package, and other project scheduling tools.
Familiarity with BIM platforms, project reporting systems, and document control software.
Strong understanding of international codes, building regulations, and safety standards.
Exceptional leadership, decision-making, and team coordination skills.
Strong interpersonal and communication abilities, both written and verbal.
Demonstrated capability in problem-solving, risk mitigation, and handling complex stakeholder environments.
Knowledge of project insurance issues / options.
Knowledge of cross-functional work processes and interface knowledge, especially Project Controls, Supply Chain Management, Quality management, and the ability to manage the relationships / interfaces with management and functional groups.
