Role Overview
You will be solely responsible for paid client acquisition on Facebook & Instagram end-to-end with a single goal : generate high-quality leads and convert them into scheduled meetings and completed site visits at an optimal cost. You'll build and optimize campaigns, manage budgets, and collaborate with Sales to improve lead-to-meeting and meeting-to-visit outcomes.
What You'll Do
- Be solely responsible for Meta Ads (FB / IG) : Campaign planning, audience strategy, budgeting, and daily optimization for CPL , Cost per Meeting Scheduled (CPMS) , and Cost per Meeting Done (CPMD).
- Creative & Landing Pages : Write briefs, iterate ad creatives / copies, and A / B test landing pages to lift CVR and reduce drop-offs.
- Tracking & Attribution : Set up and maintain Meta Pixel, Conversions API , GA4, and GTM; ensure UTM hygiene; track offline conversions (calls / meetings).
- Lead Flow & CRM : Integrate ads with the CRM (Google Sheets) and WhatsApp; ensure instant routing to the right sales owner with SLA alerts.
- Audiences & Retargeting : Build interest stacks, custom audiences, lookalike audience and retargeting funnels (engagers, page visitors, form opens, video viewers).
- WhatsApp & Call Funnels : Deploy Click-to-WhatsApp ads, call tracking and appointment links; improve show-ups with reminders.
- Compliance : Run all campaigns under Meta Special Ad Category : Housing and comply with platform policies & local regulations.
- Reporting : Build weekly dashboards (Looker Studio / Excel) covering CPL, CPMS, CPMD, CTR, CVR, CAC proxies, and cohort quality; present insights and next actions.
- Collaboration : Work closely with Sales to improve lead quality definitions, qualification scripts / forms, and feedback loops on meeting outcomes.
- Market Intelligence : Track competitor creatives, offers, and new launches across Mumbai's luxury micro-markets; test and learn fast.
Must-Have Qualifications
2–3 years hands-on running Meta Ads for lead generation (real estate or high-ticket services preferred).Proven ability to hit CPL and cost-per-meeting targets at meaningful monthly spends.Strong command of Meta Ads Manager, GA4, GTM, Meta Pixel / Conversions API , and UTM conventions.Experience integrating ads with Google Sheets and WhatsApp flows; comfort with Zapier / Make or native integrations.Data-driven mindset; advanced Excel / Sheets (lookups, pivots) and comfort building Looker Studio dashboards.Clear written copy skills for ad creatives and landing page iterations.Understanding of Special Ad Category : Housing policies and real-estate ad constraints.Good-to-Haves
Experience marketing luxury or premium products to HNI / affluent audiences.Familiarity with Mumbai micro-markets (BKC, Worli, South Mumbai, Thane, Powai, etc.).Basic design chops (Canva / Figma) for quick tests; video edit basics for Reels.Knowledge of call tracking, IVR routing, and appointment tools (Calendly / lead form schedulers).Exposure to Google Ads Discovery / YouTube as supporting channels.Success Metrics (What Great Looks Like)
