Job Title : Maintenance Manager

Key Responsibilities :

1. HVAC & Refrigeration System Management :

Oversee the complete lifecycle of all heating, ventilation, air conditioning, and refrigeration systems, including chillers, Air Handling Units (AHUs), VRF / VRV systems, cooling towers, and exhaust fans.

Develop, implement, and manage a robust preventive and predictive maintenance program for all HVAC and refrigeration assets.

Conduct hands-on troubleshooting and root cause analysis for complex mechanical and electrical failures within these systems.

Ensure all HVAC operations comply with industry standards and safety regulations.

2. Mechanical & Electrical Maintenance :

Lead and perform maintenance on a wide range of mechanical equipment, including pumps, motors, gearboxes, and plumbing systems.

Manage the facility's electrical infrastructure, including LT / HT panels, transformers, generators (DG sets), and UPS systems.

Ensure the integrity of electrical systems through periodic thermography, load analysis, and preventive checks.

Diagnose and repair electrical faults in control panels, VFDs, and other automated systems.

3. Team Leadership & Management :

Manage, train, and develop a team of maintenance technicians, assigning daily work schedules and setting clear performance priorities.

Foster a culture of safety, ensuring adherence to procedures like Lock-Out Tag-Out (LOTO), work permits, and use of Personal Protective Equipment (PPE).

Evaluate team performance and provide on-the-job training and mentorship to enhance technical skills.

4. Operations & Vendor Management :

Manage the inventory of critical spare parts for mechanical, electrical, and HVAC systems to ensure availability and minimize downtime.

Supervise and evaluate the performance of third-party vendors and Annual Maintenance Contract (AMC) partners.

Generate maintenance reports, track key performance indicators (KPIs) like equipment uptime and Mean Time Between Failures (MTBF), and manage the maintenance budget.

Resolve all customer and internal stakeholder issues related to facility maintenance promptly and effectively.

Qualifications & Experience :

Education : Bachelor's Degree or Diploma in Mechanical / Electrical Engineering.

Experience :

Minimum of 8-10 years of hands-on experience in industrial or commercial facility maintenance.

At least 3-5 years in a supervisory or management role, leading a maintenance team.

Technical Skills :

Expert-level knowledge of HVAC systems (chillers, AHUs, VRV / VRF).

Strong, practical experience in troubleshooting and maintaining both mechanical (pumps, motors) and electrical (panels, DG sets, VFDs) systems.

Proficiency in reading and interpreting mechanical blueprints, electrical schematics, and P&ID diagrams.

Familiarity with Building Management Systems (BMS) and Computerized Maintenance Management Systems (CMMS).
