Lead the planning & execution of multiple projects, thereby ensuring timely completion by adhering to the defined budgets, quality & design guidelines.
Ensure highest level of customer satisfaction throughout the execution cycle.
Job Responsibilities :
Planning & organizing :
Work closely with the Design Director to understand the client requirements & the design concept.
Ensure timely & accurate creation of BOQ by Project Managers.
Estimate the project cost & get it approved from the Managing Director.
Negotiate with the clients.
Plan & schedule the project timeline considering the client requirements & organizational needs.
Upon client agreement to the cost & timeline, create the project contract / agreement mentioning the schedule, milestones & payment terms. Get the contract signed from the client.
Delegate the project to the identified Project Manager & his team.
Vendor Management :
Through the Project Managers, identify & negotiate with contractors for the respective projects.
Ensure that the purchases made are within budgets & add to the company profitability, without compromising on the quality / design standards.
Approve vendor bills / invoices & coordinate with the Accounts team for timely payment disbursement.
In case of changes in work orders, ensure that the Accounts team is updated.
Rate the contractors & suppliers for their products / services & give them constructive feedback for better delivery.
Monitoring & controlling :
Define SOPs for ‘The BNK-way’ site execution, sensitize all the project team members on the same & ensure that the SOPs are adhered to.
Intermittently visit the sites for inspection.
Ensure that the execution happens as planned & within the budgets.
Explore creative / alternate solutions / better planning & execution practices to save the cost & add to the bottom-line of the project.
Conduct weekly review meetings with the Project Managers to monitor the project status.
Debottleneck issues, if any, by communicating with the related stakeholders.
Report the project-wise weekly progress to the Managing Director.
Coordinate with clients for proactive updates & payment follow ups.
Ensure smooth handover of the sites to the clients.
Leading the team :
Lead the team of Project Managers to build a culture of timely, efficient & quality workmanship.
Mentor team members and help them to improve their technical knowledge & design skills.
Screen & hire suitable candidates for the Project Manager & Supervisor positions.
Ensure handholding & training of the new hires.
Involvement since beginning before finalization of projects.
Existing completed sites visits to new clients (pseudo-client pitch)
Suggesting improvements / changes in ways of working (Policy-suggesting authority)
