What You’ll Do :
Key Roles and Responsibilities
1. Property Valuation and Appraisal
- Site Visits and Inspection : Conducting on-site physical inspections of residential, or LAP properties / assets to assess their physical condition, quality of construction, and conformity with approved plans.
- Valuation : Performing technical evaluation and estimation of properties to arrive at a fair market value. This value is crucial in determining the maximum loan amount that can be sanctioned.
- Documentation Verification : Verifying technical documents like Building Approvals, sanctioned plans, estimates, Bill of Quantities (BOQs), and ensuring they comply with local building rules and regulations.
2. Risk Management and Compliance
Structural Soundness : Assessing the structural soundness and long-term durability of the building to ensure it meets safety guidelines.Project Monitoring (for construction loans) : For properties under construction, conducting periodic checks to monitor construction progress and ensure material usage aligns with the BOQ and approved specifications.Risk Identification : Identifying and reporting collateral risks such as properties in high-risk areas, those with poor construction quality, old construction, or those in areas with a low chance of resale.Fraud Control : Developing checks and processes to control fraud, such as checking for multiple funding or excessive funding on properties by using reference rates and databases of properties under dispute.Liaison : Coordinating with builders, real estate developers, valuation agencies, and legal teams to gather necessary market data and ensure compliance.3. Reporting and Communication
Verification Report : Preparing a detailed technical verification report after the site inspection. This report documents the property's condition, value, and potential risks, which is essential for the final loan approval process.Credit Team Support : Recording site observations and recommending the loan amount based on the assessment, supporting the credit team in their decision-making.Market Analysis : Keeping track of developments in the real estate market and their impact on lending parameters and property valuations.Customer Interaction : Interacting with customers to understand their property's technical details and providing counselling as needed.What We’re Looking For :
✅ 10-15 yrs Exp (from NBFC / HFC only)
✅ Excellent communication, mentoring, and problem-solving skills
✅ Qualification : B.E (Civil Engineering) or equivalent Course
