The ideal candidate will possess extensive experience in architectural practice, with a deep understanding of preparing Bills of Quantities (BOQs) for interior projects, managing material rates, and ensuring cost efficiency throughout the project lifecycle.
Roles and Responsibilities :
1. Bills of Quantities (BOQ) Preparation : - Collaborate closely with architects, interior designers, and project managers to accurately quantify and specify materials required for each phase of interior projects.
- Utilize industry-standard measurement techniques to generate comprehensive BOQs that encompass all necessary materials, labour, and associated costs.
- Ensure BOQs are meticulously detailed, compliant with project specifications, regulatory standards, and aligned with client preferences.
2. Material Rate Management : - Conduct thorough market research to stay abreast of fluctuating material rates, labor costs, and other relevant factors impacting project budgets in Bangalore's dynamic market.
Analyse cost implications of different material options and provide recommendations for cost-effective selections without compromising quality or design integrity.Establish and maintain strong relationships with suppliers and vendors to negotiate favorable rates and secure timely delivery of materials.3. Cost Estimation and Budgeting : - Utilize your expertise in quantity surveying to develop accurate and realistic cost estimates for interior projects, considering variables such as material costs, labour expenses, equipment rentals, and overheads.
Collaborate with project managers and stakeholders to establish project budgets that align with client expectations, project scope, and quality standards.Monitor project expenditures throughout the lifecycle, proactively identifying potential cost overruns and implementing strategies to mitigate risks and maintain budgetary control.4. Tender Documentation and Evaluation : - Assist in the preparation of comprehensive tender documentation, including BOQs, specifications, schedules of rates, and contractual terms and conditions.
Evaluate tender submissions from contractors and suppliers, meticulously comparing prices, quality assurances, and compliance with project requirements.Collaborate with procurement and legal teams to negotiate contracts, finalize agreements, and ensure adherence to budgetary constraints and project timelines.5. Project Cost Management : - Conduct regular site visits and inspections to assess construction progress, verify quantities of materials used, and identify any deviations from the original project plans.
Continuously monitor project costs, analysing variances and forecasting future expenditures to proactively address potential budgetary challenges.Prepare comprehensive cost reports and presentations for project stakeholders, providing insights into financial performance, risks, and opportunities for cost optimization.Additional Responsibilities :
Assisting in Establishing Client Requirements : Collaborate with clients and project stakeholders to understand their specific needs, preferences, and budgetary constraints. Assist in translating client requirements into actionable project specifications, ensuring alignment with regulatory standards and industry best practices.Coordinating BOQ Preparation and Cost Analysis : Facilitate seamless coordination between design, procurement, and finance teams to compile accurate Bills of Quantities (BOQs). Conduct detailed cost analysis, pricing evaluations, and direct / indirect cost assessments for BOQ items, ensuring transparency and accuracy in project costing.Reviewing Tender Drawings / Documents and Liaising with Consultants : Scrutinize tender drawings and documents for discrepancies, additional scope, or BOQ items, liaising with consultants to resolve ambiguities and clarify contract scope. Incorporate necessary revisions and amendments into tender offers to ensure alignment with project requirements and client expectations.Site Visits and Progress Monitoring : Conduct site visits as necessary to take accurate measurements, assess construction progress, and verify compliance with project specifications. Monitor site activities, identify potential issues or deviations, and proactively address them to maintain project schedule and quality standards.Quotation Analysis and Subcontract Payment Recommendations : Analyse and compare quotations received during the bidding stage, evaluating pricing, quality, and compliance with project requirements. Recommend subcontract payments based on actual progress and valuation of completed work, issuing payment requests to the finance department in a timely manner.Reviewing Site Requisitions and Contract Variations : Scrutinize site requisitions and compare them with the approved Bill of Quantity (BOQ), ensuring accuracy and completeness of materials and services requested. Submit and negotiate contract variations, additional works, snags, and maintenance orders as necessary, ensuring alignment with project scope and budgetary constraints.Health and Safety Compliance : Understand and assess the implications of health and safety regulations relevant to interior construction projects. Collaborate with project teams to implement appropriate safety measures, promote a culture of safety awareness, and ensure compliance with regulatory requirements.Qualifications
