Job Overview

We are seeking an experienced Assistant Manager - Contracts to join our team at Paradigm Realty. This full-time, mid-level position is based in Mumbai. The successful candidate will effectively manage contract negotiations, administration, and vendor interactions, ensuring seamless project operations. A minimum of 4 years of experience in a similar role is required.

Qualifications and Skills

• Proven experience in MEP package budgeting, ensuring projects remain within financial constraints without compromising quality.
• Proficiency in rate analysis, providing accurate cost assessments to support effective decision-making.
• Strong negotiation skills, facilitating beneficial agreements with subcontractors and vendors.
• Expertise in the FAPA process, ensuring compliance with all necessary standards and requirements.
• Advanced knowledge in contracts administration, maintaining detailed oversight of all contractual obligations.
• Experience with floated vendor management, optimizing supply chain logistics.
• Exceptional attention to detail, ensuring all contract terms are meticulously reviewed and executed.
• Highly organized with the ability to manage multiple priorities and deadlines effectively.

Roles and Responsibilities

Thorough knowledge of complete MEP package Budgeting & Estimation, Pre-qualification and Tendering, Rate analysis, value engg., Negotiation, Contract administrations including claim analysis and settlement.

Should be conversant with tools and techniques of value engg. of MEP design with the consultants and expertise in driving the cost optimization's exercise with all internal & external stakeholders.

To study the tender package, form the constructability and cost point of view and drive the value engg design changes with the MEP design consultants for the final GFC drg. release. Person should have detailed industry knowledge for the ongoing material and labor rates for various MEP packages (Electrical, Plumbing, Firefighting, CCTV, HVAC, Access Control, FAPA, DG, Hydro pneumatic system, Elevators and Car parking systems).

Person should have knowledge about the vendor / contractor assessment for the various MEP packages.

Prepare the Comparative with Technical considerations & further aggressively Negotiate with all the Contractors for Finalization of agency for the Floated Tender.

Person should have natural flare to develop relationship with contractors, consultants and building up long term relationship with them.

Draft, review, and negotiate MEP contracts with contractors, subcontractors, and suppliers. Ensure all contracts comply with legal, regulatory, and company standards.

Collaborate with project managers and engineers to align MEP contract terms with project goals and specifications.

Industry Candidate needs to have mandatory prior experience in working with Real estate developers.
