1. Job Description (JD)
Purpose :
To lead and oversee the end-to-end
planning, design coordination, contracting, execution, quality control, and timely delivery
of the company’s high-rise residential project. The Project Head acts as the single point of accountability for all technical, financial, and operational aspects of the project from pre-construction to handover, ensuring adherence to approved design, cost, safety, and time parameters.
The role requires close coordination with
Architects, Structural & MEP Consultants, Contractors, Legal, Procurement, Finance, Sales & CRM teams , while maintaining alignment with the Directors’ vision and company standards.
2. Key Responsibility Areas (KRAs)
1. Project Planning & Scheduling
Prepare and implement detailed project execution plan (PEP), milestone chart, and monthly progress schedules.
2. Design Coordination
Coordinate with Architects, Structural, MEP, and Landscape consultants to finalize GFC (Good For Construction) drawings and resolve site issues.
3. Tendering & Contracts
Prepare BOQs, float tenders, evaluate bids, negotiate rates, and finalize work orders with approval from Directors.
4. Procurement & Vendor Management
Oversee timely procurement of materials, machinery, and subcontractors; ensure quality compliance.
5. Site Execution & Monitoring
Supervise day-to-day progress through regular site visits and team reviews. Ensure productivity, discipline, and smooth workflow.
6. Quality Assurance & Control
Implement QA / QC systems; conduct periodic audits to ensure construction standards, workmanship, and specifications.
7. Safety Management
Enforce site safety standards, PPE usage, and statutory compliance under Factories Act / BOCW norms.
8. Cost Control & Budget Management
Monitor project budgets, cost-to-complete, and cash flow requirements.
9. Team Leadership & Coordination
Manage site engineers, QS, billing, purchase, and safety teams. Provide mentorship and accountability.
10. Statutory & Liaison Coordination
Coordinate with consultants and legal team for approvals, RERA updates, OC / CC compliance, etc.
11. Reporting & Documentation
Maintain DPRs, MPRs, quality logs, meeting MOMs, drawings records, and submission to Directors.

4. Reporting & Review Mechanism

5. Competency & Skills Required
Civil Engineer (BE / BTech / MTech preferred) with
12–20 years
experience in high-rise residential / mixed-use projects.
Proven expertise in
construction planning, contracts, and execution management.
Proficiency in MS Project / Primavera, AutoCAD, and QA / QC systems.
Sound knowledge of RERA, NBC, IS codes, local bye-laws, and statutory processes.
Leadership, communication, and team coordination skills.
Strong decision-making ability under time and cost constraints.
