JOB PURPOSE

The Associate Manager Commercial leasing position is directly linked to revenue growth of ALD, responsible for generating leads and concluding key leasing transactions.

KEY ACCOUNTABILITIES

Accountabilities Key Performance Indicators

Prospect Generation - IPC Engagement and RFP management

  • Support in increasing the prospect base for  Commercial   Real Estate  leasing
  • Relationship building with IPCs & Local Commercial Brokers to generate prospects and business opportunities
  • Effective utilization of Trade bodies memberships through promotions, sponsorship, events etc.
  • Use online research tools to generate prospective leads
  • Work internally to align all stakeholders and build support for these opportunities; ensuring timely RFP / RFQ response communications, lead implementation and execution of projects awarded
  • Number of clients met.
  • Number of leads generated
  • Number of leads generated through channel partners
  • Number of leads converted to ongoing transactions
  • Commercial Negotiations and Deal Closure :

  • Conclude Commercial Real Estate leasing transactions for GMR Aerocity Hyderabad including multi-tenanted office buildings, Build-to-suit, Corporate Campus, Life science, Healthcare, Schools, Data Centre, Sports, Co-living, Senior Living, Student housing, Retail, Hospitality, Industrial, Logistics etc.
  • Assist in execution of legal documentation and commencement of transaction
  • Number of Term Sheets, EOIs, MoUs, Space Agreements, ATL, BTS agreements signed
  • Space leased (sft)
  • Leasing rate targets met (rate / sft)
  • Support Marketing and Branding

  • Assistance in creation of all requisite marketing collateral (Print and digital)
  • Leasing leads and conversions
  • Number of Marketing campaigns
  • Customer Engagement

  • Responsible for client site visits
  • Preparation of satisfactory responses to client queries
  • Number of interactions with clients
  • Customer satisfaction survey
  • Internal Stakeholder Management

  • Responsible for legal documentation (Lease, BTS, License, CAM Agreement)
  • Interaction with Accounts and finance for transaction and billing structure
  • Design and Project technical details, client query management
  • Operations From technical standpoint, transactional commencement
  • Number of interactions and engagements
  • Speed of closure

    Educational Qualifications

  • MBA
  • Relevant and total years of Experience

  • 6-8 years of experience across commercial space leasing preferably at Hyderabad
  • Demonstrated experiences of successful real estate leasing
  • Excellent Negotiation, Business Communication and Presentation skills
  • Expert in using Excel, Word & Power Point
  • Experience in drafting contracts, term sheets and closure of leasing transactions
  • Existing network with channel partners / CRE occupier representatives
  • Good inter-personal skills and people management skills
