CapitaLand Investment India (CLI India) has deep expertise across the full real estate value chain in India – from owning, developing and managing properties to fund management through CapitaLand India trust (CLINT) and private funds. The Group has a strong presence in India with a portfolio of over 20 business and IT parks, industrial, logistics, lodging and data center assets across eight cities – Bangalore, Chennai, Goa, Gurgaon, Hyderabad, Kolkata, Mumbai and Pune.

Job Responsibilities :

  • Lead evaluation, structuring, and execution of real estate acquisitions across India, with a focus on industrial parks.
  • Build and analyze detailed financial models, feasibility studies, and scenario analyses to support investment decisions.
  • Design optimal tax and capital structures for new acquisitions in coordination with legal and financial advisors.
  • Prepare investment memos, approval notes, and presentations for internal stakeholders and Investment Committee reviews.
  • Manage due diligence processes and develop transaction term sheets in collaboration with cross-functional teams.
  • Monitor asset performance and oversee key asset management functions to drive value creation.
  • Provide regular progress reports and updates to fund investors on development and financial milestones.
  • Track and analyze relevant government policies and regulations impacting industrial and real estate development.

Skills & Qualifications :

  • Education : CA, CFA, or MBA in Finance from a recognized institution.
  • Experience : 14+ years of relevant experience in real estate, investments, acquisitions, or asset management.
  • Proven ability to lead teams, take ownership of complex projects, and drive results aligned with organizational goals
  • Excellent verbal and written communication skills; able to convey complex ideas clearly to stakeholders at all levels.
  • Strong analytical mindset with the ability to develop insights, evaluate risks, and solve complex financial and operational problems.
  • Skilled in preparing and delivering high-impact presentations; strong networking and relationship-building abilities.
  • A dependable team player who can collaborate effectively across functions while also working independently.
  • Self-starter with a positive attitude, strong time management, and the ability to perform under pressure in fast-paced environments.
