Type : Full-Time | Field-Based Role

Experience Required : 2–5 Years (Commercial Real Estate or B2B Sales Preferred)

About the Role

Direct Spaces is seeking a driven and proactive Sales Executive to support our leasing operations by connecting tenant requirements with the right commercial office inventory. The role demands strong market awareness, excellent communication, and the ability to coordinate across owners, brokers, and internal teams. You will play a key role in facilitating site visits, generating leads, managing property portfolios, and driving closures. This is a field-intensive, target-driven role with performance-linked incentives and career growth opportunities.

Key Responsibilities

1. Client Engagement & Lead Handling

  • Understand client requirements for office space (size, location, type, budget).
  • Qualify leads from inbound and outbound sources and manage them through the sales funnel.
  • Schedule and conduct property tours with prospective tenants or their representatives.

2. Property Matching & Portfolio Management

  • Match client requirements with available inventory on the CRM.
  • Suggest suitable options (bare shell, warm shell, furnished, coworking, managed offices).
  • Share proposals, brochures, and floor plans with prospective tenants.
  • 3. Site Visit Coordination & Negotiation

  • Coordinate and host site visits, ensuring readiness and availability of the property.
  • Provide walkthroughs, highlight USPs, and address queries during visits.
  • Support in negotiation of leasing terms between owner and tenant.
  • 4. Broker Network & Market Sourcing

  • Collaborate with local brokers to source additional inventory or leads.
  • Build and maintain a strong broker network in South & Central Delhi.
  • Regularly scout the market for new available properties and update CRM.
  • 5. CRM & Reporting

  • Update and maintain accurate records of leads, site visits, client feedback, and closure status.
  • Share daily / weekly reports with the Sales Manager regarding outreach, visits, and follow-ups.
  • Ensure post-visit feedback is collected and documented.
  • 6. Closure Support

  • Assist in final negotiations, documentation coordination, and follow-ups until closure.
  • Ensure smooth communication between tenants, owners, and internal teams during final stages.
  • Candidate Profile

    Must-Have Qualifications & Skills

  • Graduate in Business, Sales, Marketing, or related field (MBA not mandatory)
  • 2–3 years of experience in commercial real estate leasing, business development, or B2B sales
  • Strong knowledge of Delhi’s commercial office space market and micro-markets
  • Excellent verbal and written communication skills
  • Strong interpersonal skills and ability to handle high-pressure negotiations
  • Comfort with CRM systems, Google Sheets / Excel, and digital tools
  • Willingness to travel extensively within assigned areas
  • Own conveyance (2-wheeler or 4-wheeler) is strongly preferred
  • Performance Expectations & Incentives

    Targets

  • Minimum 10–12 qualified client visits arranged per month
  • 4–6 serious tenant leads to be closed depending on deal size
