Job description

Location : Bengaluru, India

Organization : Prestige Hospitality Ventures Limited

About Prestige Hospitality Ventures Limited : Prestige Hospitality Ventures Limited (PHVL), part of Prestige Group, is a leading hospitality asset owner with multiple operational assets currently (~1500 keys) and has ambitious plans to grow by ~4x in the coming few years. With marquee assets and strong brand partnerships, PHVL is now entering a transformational phase — building hotels at scale, speed, and efficiency through a “manufacturing-inspired” approach to design and construction.

Role Overview :

We are seeking a Strategic Reengineering & Scaleup Manager to drive a fundamental shift in how PHVL develops its hospitality portfolio. The role will focus exclusively on the pre-opening phase (design, procurement, and construction) and is tasked with delivering faster time-to-market and better cost efficiency — thereby enhancing project returns and strengthening long-term asset value. This is a critical role, reporting directly to the CEO with potential to create a significant impact on PHVL’s growth trajectory.

Key Responsibilities :

1.Lead an industrialized approach to Hospitality Development

  • Reengineer design and construction processes to significantly crunch development timelines and reduce total cost
  • Champion a “manufacturing mindset” — identify opportunities for standardized, modular and repeatable processes across projects

2.Design Standardization and Smart Customization

  • Lead standardization of low customer impact elements (e.g. non-customer-facing elements such as shafts, MEP systems, back-of-house layouts)
  • Enable design differentiation for select high customer impact elements (e.g., lobbies, F&B concepts, interiors)
  • Ensure stage gated design approvals and BIM readiness before start of construction
  • 3.Portfolio-First approach :

  • Drive portfolio-level synergies across design, procurement, and execution
  • 4.Vendor and Partner Strategy :

  • Build strategic partnerships with a select pool of designers, consultants, and vendors to ensure alignment on design principles leading to speed, and cost efficiency
  • Evaluate co-locating design teams to accelerate turnaround and institutionalize PHV design principles
  • 5.Innovation and Off-site manufacturing :

  • Champion opportunities for prefabrication and modularization where IRR accretive (via reduction of onsite labor requirement, activity completion timelines)
  • 6.Change management and Capability building :

  • Overcome resistance to new practices by training, reinforcing and building organizational conviction
  • Drive cultural transformation in how the organization thinks about hospitality portfolio development
  • 7.Strategic Procurement for Magin recovery :

  • Champion opportunities to standardize / consolidate procurement across projects to unlock scale benefits
  • Lead value engineering opportunities via benchmarked backed rationalization / performance-neutral substitution (e.g. local made items vs imported items)
  • Collaborate with top vendor partners to identify and / or create cost take out opportunities including process mapping, optimizing cost structure etc.
  • 8.Governance and Execution discipline :

  • Set up stage-gate governance and project control systems to ensure timelines and budgets are met
  • Institutionalize feedback loops and playbooks for continuous improvement
  • 9.Strategic Impact :

  • Reduce time-to-market and recover margins during development
  • Improve project IRRs and enhance long-term asset value from an owner’s perspective
  • In summary, this role is about transforming Prestige Hospitality Ventures’ hotel development engine -from bespoke, one-off projects to an industrialized, scalable model that delivers speed, efficiency, and margin recovery at portfolio scale.

    Qualifications and Experience :

  • 12–18 years of experience in real estate, hospitality development, or related asset-heavy industries. MBA / PGDM from a reputed institution strongly preferred
  • Proven track record in cost optimization, design standardization, procurement, and project management
  • Experience with asset-owner perspectives (ROI / IRR, margin recovery, time-to-market)
  • Strong change management skills — ability to influence, train, and transform organizations.
