Role Summary
The Associate Manager – R&M (Repairs & Maintenance) will be responsible for ensuring timely, efficient, and cost-effective maintenance of Scholar Z properties. This role demands hands-on technical expertise across multiple engineering systems, strong vendor and budget management, and the ability to lead ground teams to achieve operational excellence.The individual will play a key role in maintaining asset uptime, ensuring safety compliance, managing preventive maintenance schedules, and driving continuous improvement in maintenance standards.
Key Responsibilities
- Maintain TAT for all R&M tickets and ensure high customer satisfaction (CSAT).
- Oversee material data management – including in-house store stock and used materials – with zero deviation.
- Minimize vendor dependency through in-house technical solutions while maintaining quality standards.
- Carry out preventive, reactive, and corrective maintenance for key assets (Split AC, MDB, SMDB, DB, LCP, Generators, Booster / Sump Pumps).
- Resolve carpentry, basic electrical, and plumbing complaints efficiently.
- Inspect, maintain, and repair plumbing systems, water tanks, and pumps.
- Diagnose and rectify leakage or blockage issues; ensure efficient drainage and water supply systems.
- Install and maintain Geysers, UPS, and Inverters.
- Perform minor carpentry repairs, door / window alignment corrections, and lock replacements.
- Maintain PPM and RM checklists accurately.
- Participate in emergency on-call duties during weekends, holidays, and off-hours.
- Manage the R&M departmental budget effectively.
Experience & Educational Criteria
Experience Required :
5–8 years of overall experience in engineering or facility maintenance.Minimum 3–4 years in handling MEP or maintenance operations at a managerial or supervisory level.Proven expertise in preventive and corrective maintenance for multi-site facilities.Education :
Diploma or Degree in Electrical, Mechanical, or Civil Engineering (mandatory).Additional certifications in Facilities Management or Maintenance Engineering preferred.Skills & Technical Expertise
Strong knowledge of HVAC systems, DG sets, STP, firefighting, and elevator operations.Familiarity with statutory compliance – fire, electrical, and pollution control.Proficiency in vendor management, budgeting, and cost optimization.Hands-on experience leading maintenance teams and contractors.Knowledge of tools and checklists for MEP monitoring and R&M tracking.Persona Traits
