Roles & Responsibilities :
Business Development :
- Identifying real estate investment opportunities in land and buildings (and / or debt / equity) for yield earning, price appreciation or for development purposes
- Coordinating with land aggregators and legal team for closure of residual land acquisitions, updating land records, land usage conversions,
- Analysing the opportunities in terms of market dynamics, competition, sales / leasing market, velocities, price points, USPs
- Building financial models and scenarios
- Presenting the investment thesis to the management and preparing IC memos
- Drafting of term sheets / MOUs for the transactions
- Negotiations and coordination with legal and finance teams for due diligence, documentation and transaction closure
Project Conceptualisation :
Conceptualizing projects (in case of development projects) such as logistics parks, industrial township, residential townships, CFS, ICD, PFT.Interacting with consultants and coordination of designs and project managementCoordinating with liaising teams for approvals / compliancesCoordinating for procurement, contracts, vendor billing and paymentsLeasing and Asset Management :
Understand the leasing markets for the leasing our own assetsCoordinate with IPCs / brokers for the dealsDeal closures and documentationFacilitate move-in and move out of clientsCoordinate with contractors / site teams for repairs and maintenance and facility management of projects / assetsCoordinate with liaising team for the ongoing compliancesCoordinate for billing and collectionsCorporate Presentations / MIS :
