Fairdeal Realtors Pvt Ltd, a leading name in commercial real estate, is seeking a dynamic and experienced Sales Team Lead to focus on and head our critical property sourcing and inventory initiatives across commercial assets (Office, Retail, Industrial, Co-working). This leadership role requires a minimum of 7 years of progressive experience with excellent local knowledge of the Mumbai real estate market. The Lead will be instrumental in executing the strategic sourcing roadmap, leading and mentoring the team, ensuring stringent quality control and due diligence of all listings, and maintaining a consistent inflow of qualified inventory to empower the sales and leasing teams.

Team Leadership and Performance Management :
- Lead, manage, and provide technical guidance to the entire property sourcing team, focusing heavily on continuous training and performance-based mentoring.
- Establish, track, and manage rigorous individual and team KPIs (Key Performance Indicators), ensuring timely goal setting, transparent performance tracking, and regular review cycles.
- Foster a high-performance culture characterized by strong accountability, proactive problem-solving, and cross-functional team collaboration.
- Identify specific performance gaps within the team and implement targeted corrective actions to continuously improve overall sourcing output and operational efficiency.
Strategic Sourcing and Inventory Execution :
Own and execute the comprehensive sourcing strategy for all commercial real estate asset classes : office spaces, retail spaces, industrial spaces, and co-working facilities.Strategically identify, build, and nurture high-value relationships with property owners, major developers, International Property Consultants (IPCs), local brokerage networks, and other key market stakeholders.Ensure a consistent and reliable inflow of qualified listings and proactively manage a comprehensive and real-time inventory database of commercial spaces.Successfully leverage strong negotiation skills when handling property owners and developers to secure optimal listing agreements.Market Intelligence and Property Due Diligence :
Actively track and anticipate market trends, micro-market developments, new project launches, and competitive activities to maintain a market advantage.Ensure mandatory legal, technical, and commercial verification and rigorous due diligence for all sourced properties before they are added to the inventory.Maintain high standards of data accuracy, documentation, and compliance for all property records and sourcing contracts.Collaboration, Reporting, and Systems :
Ensure seamless internal collaboration and coordination with cross-functional teams (sales, legal, finance, marketing) to align sourcing efforts with specific client and business requirements.Provide prompt and effective sharing of validated listings and property options, including detailed technical specifications, with the core business team.Monitor team output through regular performance reviews, detailed MIS (Management Information System) reports, and executive summaries.Present critical sourcing updates, comprehensive inventory status reports, and team performance metrics to senior leadership on a regular basis.Required Skills & Expertise :
Experience : 7+ years of progressive experience in commercial real estate, with significant experience in a sourcing and team leadership role.Location Expertise : Mandatory excellent knowledge of Mumbai locations and detailed understanding of the local commercial real estate market dynamics.Negotiation : Proven track record and skills in effective negotiation and handling of landlords and property owners.Team Leadership : Experience in setting and driving team KPIs and fostering a high-accountability culture.Technology : Proficiency in MS Office (especially Excel for analysis), CRM systems, specialized real estate portals, and sourcing databases.Due Diligence : Experience in implementing quality control and due diligence processes for commercial property listings.Communication : Strong verbal and written communication skills for client engagement, internal collaboration, and executive reporting.Mobility : Comfort with frequent travel across Mumbai as required to perform on-site assessments and meet stakeholders.(ref : iimjobs.com)
