The Head – Interior Design & Décor will lead the design vision, execution, and quality benchmarking for the organization's ultra-luxury residential portfolio, including show apartments, common areas, clubhouses, lobbies, and signature amenities. Experience in interior design of 5 stary luxury hotels is preferred. This role demands a rare blend of aesthetic sensibility, technical rigor, and commercial acumen — someone who can translate a developer's brand promise into spaces that command premium valuations and set new benchmarks in the luxury housing segment. The incumbent will own the design narrative end-to-end: from concept and material palette to vendor selection, site execution, and final styling, ensuring every residence and common area reflects an uncompromising standard of craftsmanship. Key Responsibilities Design Leadership & Vision - Define and drive the interior design philosophy for ultra-luxury residential towers/villas, show flats, sky lounges, clubhouses, and lobbies, in line with the brand's premium positioning. - Curate distinctive design themes, mood boards, material palettes, and finish schedules for each project/tower, ensuring differentiation across the portfolio. - Partner with international and domestic design consultants, architects, and celebrity/name-brand designers on flagship or signature residences. - Set and uphold design quality benchmarks comparable to global luxury residential and hospitality standards (Four Seasons Residences, Ritz-Carlton Residences, etc.). Project & Execution Management - Oversee interior fit-out execution across multiple concurrent projects — show apartments, sample flats, model homes, amenity decks, and common areas — ensuring design intent is not diluted on site. - Coordinate closely with architecture, MEP, and civil teams to resolve design-execution conflicts and ensure seamless integration of services within design schemes. - Manage design timelines, milestones, and handover schedules in sync with overall project/possession deadlines. - Conduct regular site walk-throughs and quality audits to ensure workmanship, detailing, and finishes meet ultra-luxury standards. Vendor, Material & Procurement Management - Identify, empanel, and manage relationships with premium furniture, furnishing, lighting, art, and décor vendors — both Indian and international. - Lead material sourcing strategy for marble, veneers, metals, fabrics, lighting fixtures, and bespoke furniture, balancing exclusivity with commercial viability. - Negotiate contracts and rates with vendors, contractors, and turnkey execution partners while safeguarding design integrity. - Evaluate and onboard turnkey interior contractors for large-scale rollouts across multiple towers/units. Budgeting & Commercial Ownership - Prepare and own the interior design and décor budget across projects, tracking cost per square foot against premium positioning targets. - Drive value engineering without compromising the perceived luxury and finish quality of the product. - Provide design cost inputs to support sales collateral, pricing strategy, and investor presentations. Cross-Functional & Stakeholder Collaboration - Work closely with Sales & Marketing to ensure show apartments and experience centers are designed to convert prospective ultra-HNI buyers. - Collaborate with the CEO/MD and promoters on design decisions for flagship signature residences and penthouses. - Liaise with structural, landscape, lighting, and façade consultants to ensure a cohesive design language across the project. - Support after-sales/CRM teams with customization and bespoke interior offerings for high-value clients (buyer customization desks). Team Leadership - Build, mentor, and lead a high-performing team of interior designers, décor specialists, and site execution managers. - Institutionalize design SOPs, documentation standards (working drawings, BOQs, mood boards), and quality checklists across projects. - Drive a culture of design excellence, innovation, and attention to detail across the design function. Required Skills & Expertise - Deep, demonstrable expertise in interior design and décor for ultra-luxury residential complexes, villas, penthouses, or 5-star hospitality/branded residences — this is the primary and non-negotiable skill requirement. - Strong command over luxury material palettes: natural stone, veneers, metals, bespoke joinery, art curation, lighting design, and premium soft furnishings. - Proven ability to conceptualize and deliver show apartments/experience centers that drive premium sales conversions. - Sound working knowledge of interior execution — fit-out sequencing, MEP integration, snagging, and quality control on live construction sites. - Strong vendor network across premium furniture, lighting, art, and décor brands (Indian and international). - Proficiency with design and presentation tools (AutoCAD, SketchUp/3ds Max, Revit, V-Ray/Enscape, MS Project) sufficient to review and direct design teams. - Excellent budgeting, negotiation, and vendor-management skills with a strong commercial mindset. - Strong stakeholder management and communication skills to engage promoters, architects, and ultra-HNI clients confidently. - A refined design sensibility, current with global luxury residential and hospitality design trends.
