Deputy Project Director

Position Title: Deputy Project Director (DPD) Location: Pune Job Summary Deputy Project Director (DPD) will manage and coordinate projects across all phases including design, planning, construction, liaison, and sales. The role provides leadership to the site project management function by managing, coordinating, and developing internal teams and third-party vendors. DPD will work closely with the Business Head to drive efficient project operations. Key Roles & Responsibilities - Develop and propose strategic plans, programs, and budgets for projects under control to the Business Head. - Ensure assigned projects are completed within budget and schedule while meeting stakeholder requirements, business objectives, and design guidelines. - Oversee multiple programs and project managers to ensure successful project delivery with minimal deviation in scope, schedule, cost, and quality. - Interface with management to obtain necessary funding approvals. - Track and review project liaison activities. Direct involvement in liaison activities will be as per management direction on a case-to-case basis. - Ensure the site-based team effectively: - Manages architects, engineers, workplace consultants, construction managers, and administrative staff. - Develops and monitors project schedules and budgets. - Identifies and evaluates alternative solutions to meet program goals. - Prepares construction cost estimates and documentation for funding approvals. - Collaborate with functional heads to clarify project needs and requirements. - Ensure optimal resource utilization, minimal material wastage, and reduced emergency/unplanned purchases. - Undertake special studies, initiatives, or due diligence assignments as agreed with the reporting manager. - Identify potential risks in line with the company’s growth strategy and develop mitigation plans. - Work with the Design & Development Head to ensure design efficiencies through value engineering during the pre-construction and design phases as per leadership guidelines. Education & Experience - Bachelor’s degree in Engineering, Construction, Architecture, or a related technical field. - Minimum 5+ years of experience managing large and complex real estate projects. - Strong expertise in: - Program Management - Site Analysis & Approvals - Budget Control & Cost Estimation - Design & Construction Coordination - Project Scheduling and Monitoring
