Residential Maintenance Manager oversees the upkeep, repairs, and operations of apartment complexes or residential buildings, managing staff, budgets, and schedules for tasks like plumbing, electrical, and general upkeep, ensuring safety and resident satisfaction by delegating work, coordinating contractors, and implementing preventive maintenance. They bridge technical needs with strategic planning, ensuring facilities remain functional, safe, and appealing, often utilizing CMMS software for efficiency and moving from reactive fixes to proactive care.
Key ResponsibilitiesStaff Management: Hiring, training, scheduling, and supervising maintenance teams and external contractors.Operations Oversight: Managing daily maintenance, installations, repairs, and ensuring compliance with safety/legal standards.Planning & Budgeting: Developing maintenance plans, tracking expenses, managing budgets, and forecasting costs.Property Upkeep: Ensuring cleanliness, appearance, and functionality of all building systems and common areas.Reporting: Communicating with property owners/management and generating reports on work, costs, and safety. Core DutiesConducting regular property inspections.Prioritizing and scheduling preventive maintenance and emergency repairs.Managing inventory of tools and materials.Implementing and managing maintenance software (CMMS) for work orders.Ensuring security protocols are followed (e.g., access control). Skills & QualificationsTechnical knowledge of building systems (electrical, plumbing, HVAC).Strong leadership, organizational, and problem-solving skills.Budget management and reporting experience.Knowledge of health, safety, and environmental regulations.Experience with facility management software.
