Role Objective
To lead the Building Information Modeling (BIM) process and Green Building certification strategy for the entire Cultural Theme Park — integrating multi-disciplinary design coordination, digital workflows, and sustainability compliance through all project stages from concept to as-built.
Key Responsibilities
1. BIM Management & Digital Delivery
- Establish and enforce the Project BIM Execution Plan (BEP) across all disciplines — Architecture, Structure, MEP, Landscape, and Ride Engineering.
- Define and maintain LOD (Level of Development) targets at each design stage :
- LOD 100 – Concept Design / Massing Studies
- LOD 200 – Schematic & Design Development (volumetric, area zoning, site coordination)
- LOD 300 – Construction Documentation (precise geometry, materials, and service routes)
- LOD 350 – Coordination & Clash Resolution (interfaces between stone, steel, MEP, etc.)
- LOD 400 – Fabrication / Construction Detailing (shop drawings, CNC models, pre-cuts)
- LOD 500 – As-Built Model / Facility Management Integration
- Conduct clash detection and constructability analysis using Navisworks, Revit, or Synchro .
- Oversee 4D (time) and 5D (cost) model integration with project scheduling and BOQs.
- Ensure CNC fabrication data for stone and steel elements aligns with BIM geometry (STL / DWG precision validation).
- Establish a Common Data Environment (CDE) for version control, model sharing, and live coordination between consultants, vendors, and site teams.
2. Green Building & Sustainability Leadership
Lead the project’s GIHA / IGBC / LEED / Green Destination certification from registration through audits.Define sustainability objectives for :Energy Efficiency : Renewable integration, HVAC optimization, lighting controlsWater Management : STP reuse, rainwater harvesting, low-flow fixturesMaterial Sustainability : Use of lime-based mortars, low-embodied carbon materials, dressed stone reuseWaste & Resource Management : Construction waste segregation, circular resource planningIndoor Environmental Quality (IEQ) : Thermal comfort, daylight, air qualityConduct energy modeling and daylight analysis within the BIM environment.Coordinate with consultants for simulation studies (IES-VE / DesignBuilder) and ensure compliance with GIHA benchmarks .Document and submit all credits, simulation reports, and narratives to the certification authorities.3. Integration of BIM & Sustainability Workflows
Embed sustainability parameters (energy, daylight, material data, EPI, WPI) within the BIM model.Develop a Digital Sustainability Dashboard linked with BIM 360 or Power BI to visualize energy, carbon, and water data.Manage 6D BIM (sustainability data) and 7D BIM (facility management and operations data).Support real-time performance tracking during execution using IoT / BMS data integration.4. Documentation, Reporting & Training
Maintain detailed BIM coordination logs , issue trackers, and model review schedules.Prepare monthly BIM coordination and sustainability progress reports .Train project teams, consultants, and contractors on BIM workflows, model auditing, and sustainability compliance .Liaise with external assessors, consultants, and verification agencies for periodic evaluations.Qualifications & Experience
Bachelor’s degree in Architecture / Civil / Mechanical / Environmental Engineering.Master’s degree in BIM Management, Sustainable Design, or Environmental Engineering preferred.10–18 years of experience in BIM implementation and green building certification for large-scale developments (mixed-use, campus, cultural, or infrastructure).Proven delivery experience of LOD 100–500 BIM workflows .Certification in GIHA / IGBC / LEED AP / GRIHA Evaluator required.Proficiency in Revit, Navisworks, BIM 360, Dynamo, Rhino / Grasshopper, Synchro, and energy simulation tools (IES-VE / DesignBuilder) .Familiarity with Indian NBC, ECBC, ASHRAE, and ISO 19650 BIM standards .Experience with Digital Twin / Asset Management systems desirable.Strong coordination, analytical, and leadership skills.Willingness to work full-time at Mahabalipuram , managing real-time model coordination across design and execution.Preferred Attributes
Experience with monumental stone structures and heritage-grade architecture .Understanding of Vastu and traditional construction principles integrated with modern MEP and sustainability frameworks.Knowledge of smart utilities management , BMS , SCADA , and IoT integration for energy monitoring.Ability to lead multi-disciplinary digital transformation within a cultural infrastructure project.
