Key Responsibilities :
Scout potential business opportunities for land transactions, joint venture (JV) / joint
development agreement (JDA) structures, and project funding for stressed projects.
Perform feasibility studies through site evaluation and financial analysis.
Prepare feasibilities, and connect with potential developers. Conduct technical and legal due
diligence of potential proposals.
Network with developers and landowners for mergers, acquisitions, and structured deals.
Monitor market activities, including property deals, pricing, value, and trends.
Network with independent property consultants (IPCs) and channel partners to create a pipeline
of databases.
Monitor changes in laws and regulations related to Development Control Regulations (DCRs).
Other Scope :
Determine minimum cost required until obtaining permissions such as Intimation of Disapproval
(IOD), Commencement Certificate (CC), and Full Occupancy Certificate (FOC) to present project
dynamics from a developer’s perspective.
Conduct due diligence of property documents for clear marketable title and cross-verify online
mediums.
Understand landowner expectations and structure JV / JDA terms or Development Management
Fee (DMF) model alternatively
