Role Overview :
This role involves identifying evaluating and aggregating land parcels suitable for residential plotted and mixed-use developments. The ideal candidate will bring hands-on experience in real estate land sourcing negotiation and acquisition especially in the Karnataka market.
Key Responsibilities :
Identify potential land parcels for acquisition or joint development in and around Bangalore.
Build a strong pipeline of land opportunities through local market networks brokers and landowners.
Conduct preliminary due diligence on title zoning and FSI potential in coordination with legal and technical teams.
Negotiate with landowners brokers and stakeholders to secure favorable deal terms.
Build and maintain a database of land opportunities and stakeholder contacts.
Support documentation processes MoUs NDAs JDAs and land purchase agreements.
Provide market intelligence on zoning updates land pricing trends and competitor activity.
Requirements :
Graduate / Postgraduate in Business Real Estate or relevant discipline.
57 years of relevant experience with minimum 3 years in real estate land aggregation / acquisition (mandatory).
Deep understanding of Bangalores micro-markets local land laws and development norms.
Excellent negotiation interpersonal and communication skills.
Proven experience in independently closing land deals.
Must be currently residing in or open to relocating to Central Bangalore.
Preferred Skills :
Strong broker and landowner network in Karnataka.
Familiarity with JD / JV structures and regulatory considerations.
Ability to coordinate with legal finance and technical teams.
