Role Summary :
The IoT Product Manager is responsible for defining, designing, and delivering smart building hardware and IoT solutions across environmental services (Smartclean, Pestsense) and workplace management (Air Quality, occupancy management) and structural integrity / inspection. The role bridges customer needs, in‑house engineering, and external manufacturing / engineering partners to turn concepts into robust, scalable products deployed across real estate portfolios.
Key Responsibilities :
Own the solution architecture and roadmap from a hardware / IoT standpoint across our Proptech solutions - Smartclean, Pestsense, Occupancy, and Structural integrity products, ensuring sensor, gateway, and cloud pieces work as one solution.
Translate use cases into detailed hardware and firmware requirements : sensing modalities, enclosure / industrial design constraints, connectivity, power, and installation requirements.
Work closely with in‑house engineering (hardware, embedded, cloud, frontend) to explore concepts, evaluate components, review schematics and prototypes, and guide trade‑offs on cost, performance, and manufacturability.
Lead collaboration with outsourced design houses, ODM / OEM partners, and EMS manufacturers to design and build new devices and gateways, ensuring alignment with specifications, certifications, and quality standards.
Drive the full NPI and productisation journey : proof‑of‑concept, EVT / DVT / PVT, certification and regulatory approvals, pilot deployments, scaling to volume production, and versioning / refresh cycles.
Define and manage manufacturing requirements, including test procedures, factory acceptance criteria, QA plans, and yield and reliability targets for devices deployed in demanding building environments.
Work with supply chain and operations to select and onboard suppliers, manage BOM cost and lifecycle, and ensure resilience against component EOLs and supply disruptions.
Design deployment and installation playbooks for Field Ops teams and partners, including mounting options, commissioning flows, connectivity plans, and field diagnostics.
Collaborate with software / platform teams so that device capabilities (sensing frequency, edge logic, alerts) map cleanly to analytics, dashboards, and APIs for solution workflows.
Monitor in‑field performance and returns data, drive root‑cause analysis for hardware / firmware issues, and prioritise improvements for reliability, battery life, and user experience.
Requirements :
6+ years of product management or equivalent experience, with significant time spent on IoT hardware or embedded products, ideally in smart building, industrial, or PropTech contexts.
Strong understanding of end‑to‑end IoT solution architecture : sensors and edge devices, gateways, connectivity (LoRaWAN, cellular IoT, Wi‑Fi, BLE), cloud ingestion, and applications.
Demonstrated experience working with both in‑house engineering teams and outsourced design / manufacturing partners (ODM / OEM / EMS), including co‑developing new products.
Hands‑on familiarity with hardware development and NPI stages (requirements, prototyping, EVT / DVT / PVT, certification, ramp) and associated documentation and decision gates.
Ability to understand and challenge hardware / firmware trade‑offs (power, sensing accuracy, connectivity robustness, enclosure / IP rating, manufacturability) in the context of real‑world building deployments.
Strong communication and project leadership skills to coordinate cross‑functional teams and external partners on timelines, scope, and quality.
Bachelor’s degree in Engineering (Electronics, Electrical, Mechatronics, or related) or Computer Science; experience with smart buildings, facility services, or environmental monitoring is a strong plus.
