Job Summary

We are looking for a highly accomplished and seasoned Project Head with 18-20 years of extensive experience in the real estate development and construction sector.

The Project Head will be responsible for end-to-end project management, ensuring the successful planning, execution, and delivery of large-scale real estate projects.

This role demands a hands-on operational approach, strong leadership, and a proven track record in delivering projects on time, within budget, and to the highest quality standards.

Key Responsibilities

Strategic Planning & Project Management :

Lead the comprehensive end-to-end project management for assigned real estate developments.

Develop and implement strategic project plans, defining scope, goals, deliverables, and timelines.

Ensure alignment of project objectives with overall business strategy and organizational goals.

Financial & Budgetary Control :

Oversee project management controls, including budgeting, cost tracking, and financial forecasting.

Manage project cash flow efficiently to ensure financial viability and optimize resource allocation.

Drive cost efficiencies and maintain strict budgetary discipline throughout the project lifecycle.

Operational Excellence :

Adopt a hands-on operational approach to drive efficiency, productivity, and quality across all project phases.

Implement best practices in design, build, construction, property, and asset management.

Ensure compliance with all regulatory requirements and industry standards.

Contract & Vendor Management :

Manage P&L responsibilities for projects, ensuring profitability and financial health.

Lead contract negotiations with vendors, contractors, and suppliers, ensuring favorable terms and service level agreements.

Oversee vendor performance, ensuring adherence to quality, timelines, and contractual obligations.

Risk Management :

Identify potential project risks, develop mitigation strategies, and manage risk registers.

Proactively address challenges and implement contingency plans to minimize disruptions.

Liaison & Coordination :

Act as a key liaison with all internal departments (e.g. design, finance, legal, sales) and external stakeholders (e.g. government authorities, consultants, clients).

Ensure seamless coordination and communication among all parties involved in the project.

Team Leadership & Development :

Build, lead, and inspire high-performing project teams.

Foster a culture of integrity, dependability, critical thinking, and teamwork.

Mentor and develop team members, promoting continuous learning and professional growth.

Project Handover & Snagging :

Manage the professional handover of completed projects to owners / stakeholders.

Oversee timely snagging and rectification processes to ensure absolute professional limitations and client satisfaction.

Specialties & Innovation :

Contribute expertise in Smart City and Sustainability initiatives where applicable.

Engage in industrial township & infrastructure planning for relevant B.Tech - Civil or NICMAR from a reputed College / University is compulsory.

Experience : 18-20 years of progressive experience in project management and construction within the real estate development sector, specifically handling large-scale projects from conceptualization to completion.

Skills & Attributes :

Proven expertise in end-to-end project management controls, budgetary forecasting, and financial analysis.

Strong background in contracts negotiation and vendor management.

Demonstrated ability to drive operational efficiency with a hands-on approach.

In-depth knowledge of Design, Build, Construction, Property & Asset Management.

Proficiency in P&L management for projects.

Excellent project and risk management capabilities.

Superior liaison and coordination skills with diverse stakeholders.

Exceptional team building and inspiring leadership capabilities.
