Key Responsibilities
Planning and Execution
- Prepare detailed cost estimates and comprehensive project budgets
- Develop bills of quantities and material take-offs based on architectural and structural drawings
- Update and adjust budgets throughout the project lifecycle, ensuring financial alignment with project goals
Cost Estimation and Budgeting
Analyze scope and develop cost plans at concept, design, and execution stagesPrepare project-specific cost breakdowns and forecastsRecommend value engineering opportunities to optimize costs without compromising qualityTendering and Contract Management
Draft tender documents, BoQs, and contractual agreementsEvaluate tenders from contractors / subcontractors and negotiate favorable termsManage the contract lifecycle, documenting all variations and ensuring compliance with contractual obligationsCost Control and Financial Management
Track project costs against budget and generate variance reportsMonitor ongoing project expenditures and identify cost-saving opportunitiesImplement financial controls to ensure adherence to project budgets and timelinesMeasurement and Valuation
Perform site measurements and prepare interim and final valuationsIssue monthly payment certifications and valuation reportsVerify completed work through physical inspection and document calculationsRisk Management and Compliance
Identify and assess financial risks; implement mitigation plansEnsure compliance with building regulations, local codes, and statutory requirementsKeep up-to-date with construction technologies and industry trendsCollaboration and Coordination
Liaise with architects, engineers, contractors, and project managers to ensure aligned executionAttend project meetings and provide updates on cost implications and budget statusEnsure effective stakeholder communication throughout the project lifecycleReporting and Documentation

Bachelor's degree in Quantity Surveying, Civil Engineering, or related fieldProven experience in residential / commercial real estate projectsProficiency in MS Excel, AutoCAD, and estimation software (e.g., CostX, Candy)Strong knowledge of contracts (FIDIC, etc.), tendering, and project financialsExcellent analytical, communication, and negotiation skillsCertification or membership in RICS, AIQS, or equivalent (preferred)Skills Required
