Job PurposePrincipal Accountabilities The position has the responsibility to ensure proper delivery of Facility Management services at all sites of the respective region. Guide site teams to conduct inspections and identification of Civil and MEP snags before taking handover of units, common areas and services from the Projects team. Conduct the Livability Assessment round of the site jointly with the site FM and Projects teams before start of possession. Support site teams in coordination with Projects to ensure timely closure of identified issues and provide a snag free unit to customers at possession time. Mentor site teams to ensure client satisfaction with FM services by providing seamless interface to residents. Regularly review the residents’ complaints and ensure their closure within the defined TATs for all sites and report the same to management as per defined frequency. Involve and resolve escalated issues of highly agitated residents at sites by coordinating with various internal departments, as necessary. Monitoring of AMCs to ensure minimum down time for all utilities and services at sites. Estimation of CAM charges for new sites and upcoming launches, and formulating budgets. Tracking and monitoring of budgets, invoicing, receivables and recoveries of sites. Reviewing periodically the operational performance of FM vendors and ensuring timely payments to them.
