About the Role To manage the valuations for Construction Finance, formulation of technical policies, processes, operating guidelines. Vetting of valuation reports, Training to Business team, Vendor Management, Billing, Audits etc.
Responsibilities Perform in-depth industry and competitor research. Design valuation models for CF valuation. Independently gather data through direct client interaction and on-site collection of data relating to the collateral. Inspect various assets including Residential, Commercial etc. Identify potential projects and maintain relationships with builders to achieve repeat business and chalk out ways to generate revenue. Liaison with valuation agencies, real estate developers and local government bodies towards market intelligence and analysis. Facilitate APF approval of CF projects and to monitor construction status on periodic intervals. Ability to travel for work related purpose. Maintain approved project database and provide periodic reports to management on activities and trends. To segment markets based on property types and identify properties with high risks or in negative areas (e.g., low-lying, standalone locations with low chance of resale, poor quality construction, congested localities / slums etc.) Develop checks and process to control fraud, maintain database of negative developers, disputed properties. Keep track of the development in real estate market and its impact upon lending parameters, property valuations and other financial implications. Monitor market feasibility of project for approved / proposed usages and adherence to Zoning, Building Bye Laws and all relevant statutory clearances. Manage and monitor the vendors involved in the technical evaluation process and TAT of valuation reports. Train the business team on technical process and evaluate the proficiency levels through periodic evaluation. Work closely with the legal team on the technical evaluation front. Help maintain a healthy portfolio through the preparation of feasibility reports, valuation reports, project monitoring reports and market surveys to gather data on the real estate market. Understand and analyze risks associated with property / project / market / developer and recommend appropriate exposure capping wherever applicable.
Qualifications Graduate : Yes (Degree in Civil / Architecture Engineering) Masters / Postgraduate : Civil / Arch Engineering, Construction Management, Real Estate
Required Skills Minimum 2-5 years of experience in Construction Finance valuation.
Preferred Skills Good communication skills, collaboration with teams, and independent decision-making ability.
